About this project

Studios and one-bedroom units beside two lakes, with a six-hole golf course on site

Eira consists of eight residential floors set above a ground level and two basement levels, topped by a landscaped roof deck. Developer Neoterra Real Estate Development is offering only two unit types here, studios and one-bedroom apartments, and the brochure describes the range as a "deliberately limited" collection. The plot sits alongside two lakes and a green belt within Dubai Production City, a district spanning more than 43 million square feet served by E311 (Sheikh Mohammed Bin Zayed Road) and Al Khail Road. Handover is scheduled for 30 April 2029. Grid Properties holds exclusive sales rights for the project. An official launch date has not yet been set, though registration through an expression of interest is already open.

Eight floors, two basement levels and a fitted-out roof

The building's scale is modest by Dubai standards, which fits the surrounding area, where mid-rise blocks dominate around the lakes. The facade combines curved lines, warm color accents and large glazed sections facing the water. No architecture firm is named in the available documentation, something a careful buyer will want to note. The two basement levels hold parking, with EV charging points reserved for a portion of the bays. Cooling runs through a district cooling network, which does away with individual compressors but comes with consumption charges billed by the operator. Low-energy lighting and CCTV coverage of common areas round out the technical specifications.

Fold-away kitchen and built-in desk space in the layouts

The floor plans favor efficient use of space over sheer size. Studios come with a so-called "fold-and-tuck" kitchen that folds away to free up the room, along with modular furniture. One-bedroom units add a separate entryway, a walk-in closet attached to the bedroom with its own ensuite bathroom, a separate guest toilet and a desk nook. The balcony runs along both the living room and the bedroom, giving two separate views onto the greenery. The open kitchen includes a counter for dining. This layout is clearly aimed at tenants who work from home part of the week.

Six-hole golf course and rooftop observation pavilion

The amenities list is long for a building of this size, and three items stand out. The brochure describes a six-hole golf course paired with a jogging track, marketed as a "skyline" feature, suggesting it sits at height. A star-gazing pavilion and an aerial yoga studio round out this level. At ground level, a landscaped walkway of about 62 meters broken into 100 steps runs through a garden planted with more than 14 species. The family pool is heated to a controlled temperature, and a lounge pool adds sunken seating around a fire pit. Sauna and steam room facilities are split between men and women, and a dog park along with a play area cater to families and pet owners.

Three minutes from City Centre Me'aisem and Mediclinic

Daily errands stay close by: City Centre Mall and Mediclinic Me'aisem are both listed at 3 minutes by car. NMC Royal Hospital is 9 minutes away, Gems Metropole School 10 minutes, Arcadia British School 11 and Dubai British School 12. Employment hubs require longer commutes, with Dubai Internet City at 16 minutes and Dubai Marina Mall at 17. Mall of the Emirates closes out the list at 18 minutes. The neighborhood has no metro station, so a car remains essential, a factor that shapes the target tenant profile.

Against Parkfive and Lawncrest, a longer timeline

Dubai Production City has several comparable projects underway. Deyaar's five Parkfive towers are targeting 2027, while Zimaya's Lawncrest lines up 183 units across eight floors with handover in the same year as Eira. Eira sets itself apart with a mix limited to small units, whereas its neighbors go up to three-bedroom layouts. That positioning appeals to buy-to-let investors targeting young professionals working near Al Barsha or Dubai Marina. On the other hand, the developer has a limited track record on the market, and the April 2029 handover leaves more than three years of construction risk exposure. Tracking the escrow account and construction milestones will therefore matter.
