A 392-unit tower where the amenities run all the way to the roof

Out of 392 units, Nirvana Residences 1 includes just three three-bedroom apartments. That single figure says a lot about the project Meraki Developers is building in Me'aisem, the residential district of Dubai Production City. The tower rises 22 floors above ground (ground floor, two podium levels, nineteen residential floors) over two basement parking levels, on a plot of roughly 52,086 square feet, close to 4,840 square meters. Handover is scheduled for December 30, 2028, on a freehold basis. The other distinctive choice here is that the developer hasn't stacked every amenity onto a single pool deck. Instead, they're spread across the podium, several mid-rise floors and the rooftop.

305 of the 392 units are smaller than two bedrooms

The unit breakdown is as follows: 127 studios, 178 one-bedroom apartments, 84 two-bedrooms and 3 three-bedrooms. Small units therefore make up 78% of the stock, with two-bedrooms accounting for a little over 21%. Studios range from 405 to 464 square feet, roughly 38 to 43 square meters, putting them at the upper end of the segment for Dubai. The three-bedrooms, almost an afterthought in the count, function more as a rare collector's item than a genuine family offering. For buyers, this translates into a building dominated by tenants and single or couple occupants, with the liquidity and resale competition that profile brings.

Podium, Nirvana Groves and rooftop: three levels, three purposes

The podium is where the fitness offering sits. It houses a baja-style infinity pool, a children's pool, a full indoor gym, a padel court, a calisthenics zone and a 100-meter running track, along with dedicated changing rooms. The "Nirvana Groves" are landscaped relaxation pockets built into the upper floors, so residents don't need to head down to the podium just to find some quiet. The rooftop holds a multipurpose hall that converts for events, a coworking space, a games room with a large screen, and a landscaped balcony with open views. At ground level, a reception lounge is set up to receive visitors. There's also an open-air lawn cinema, a barbecue area and a parents' lounge positioned next to the play areas.

Me'aisem, between Al Fay Road and City Centre

Me'aisem sits off both Sheikh Zayed Road and Al Khail Road, while still having direct access to Al Fay Road. City Centre Me'aisem (supermarket, cafes, cinema, pharmacy) is walkable, as is Mediclinic Me'aisem. The district also has two lakes lined with a jogging track and several four-star hotels, including the Aloft and the Element. According to the developer, Dubai Hills Mall is 11 minutes by car, Palm Jumeirah and Mall of the Emirates 14 minutes, and JLT, Dubai Media City and Dubai Internet City 15 minutes away. Both airports, DXB and Dubai World Central, are around 25 minutes out. The brochure also lists the future Etihad Rail station among nearby points of interest, without giving a timeline.

Meraki keeps its trades in-house

Meraki Developers claims over 100 completed projects, ranging from residential towers to industrial buildings and villas. Its model is vertically integrated: design and engineering, MEP works (electrical, plumbing, HVAC), main construction, aluminum joinery and glazing, and steel structures. In theory, that cuts reliance on subcontractors, who are often behind schedule delays in Dubai. In this district, the developer has already delivered Genesis and the The Haven series (I, II and III), rolled out between 2022 and 2025 according to its own timeline. Nirvana Residences 1 carries the number "I," signaling further phases under the same brand.

Who buys a 38 sqm studio in Me'aisem

With so many studios and one-bedrooms, this project is clearly aimed at the buy-to-let investor and the young professional working in Dubai Media City, JLT or Dubai Production City. The rooftop coworking space and podium gym are selling points that matter to these tenants, and they're costly to replicate in the older buildings nearby. Up against Deyaar's Parkfive or the neighboring DAMAC towers, Nirvana Residences 1 is betting on a broader amenities package rather than location alone. The real risk is density. With 392 units and a majority of small floorplans, buyers will need to weigh the quoted service charges carefully against actual amenity usage.
