Two low-rise buildings set along a pedestrian lagoon

Meriva Shores is part of The Meriva Collection, an enclave developed by Ellington Properties on Dubai Islands. The layout breaks from the tower-heavy pattern common in the area: just two buildings, each capped at ground floor plus six residential levels and a rooftop. The project totals 179 units, ranging from one-bedroom studios to four-bedroom penthouses. Service charges are set at 18 AED per square foot, with handover scheduled for the second quarter of 2030. Ellington has built the entire master plan around waterways that connect each building, garden and amenity through to a private beach.

The unit mix leans heavily toward smaller layouts. One-bedroom units account for 81 of the total, with 11 larger corner versions added on top (starting at 1,007 square feet versus 832 for the standard layout). Three-bedroom units form the second-largest group with 45 units, while two-bedroom units remain scarce at just 4 units. At the top end, supply narrows further: a single dual-aspect four-bedroom unit at 3,176 square feet, plus two four-bedroom penthouses reaching up to 4,648 square feet. This distribution targets two distinct buyer profiles: rental investors drawn to the smaller formats, and end users looking for larger family layouts.

Warm stone facades and curved lines

The architecture takes an organic approach, with curved facades that avoid right angles and echo the movement of water and landscape. Cladding combines warm stone tones, glass and subtle metallic accents. Floor-to-ceiling windows open living spaces onto the ocean and lagoon, a fitting choice given the waterfront setting. Ellington has positioned both buildings to maximize water and greenery views rather than push for height. The result stays human-scale, running counter to the vertical developments now dominating much of the archipelago.

A clubhouse, a cinema room and a padel court at ground level

The amenity list is substantial for a project this size. The ground floor of each tower houses a double-height lobby, a club lounge, a yoga and Pilates studio kept separate from the fitness room, and changing rooms fitted with a sauna, an experience shower and a lavender room. On the leisure side, the program includes a jazz club with a dining area, a games room, a cinema room and a coworking space. Outdoors, residents get adult and children's pools, a jogging track, a padel court, a basketball court, a barbecue area and a dedicated track for scooters and bikes. Landscaped terraces cascade down toward the sand.

Five minutes to the mall, eighteen to the airport

Dubai Islands is an archipelago still under construction off the coast of Deira, connected to the mainland and served by a recently built road network. From Meriva Shores, Dubai Islands Mall is a five-minute drive away, and Dubai International Airport is eighteen minutes away. Dubai Festival City Mall is also about eighteen minutes away, Gold Souq Metro Station (Green Line) is twenty minutes away, and both Burj Khalifa and Dubai Mall are thirty-five minutes away. Palm Jumeirah takes roughly forty-five minutes to reach. The enclave itself is designed for walking: waterways and pathways encourage residents to walk or cycle between buildings, gardens and the beach.

Three parking spaces for penthouse owners

Parking allocation follows unit type closely: one space for one and two-bedroom units, two spaces for three and four-bedroom units, and three spaces reserved for penthouses. Each building has three resident elevators plus two visitor elevators, a comfortable ratio given the limited number of floors. Pets are allowed, and electric vehicle charging points are planned. Ellington has already delivered several projects in Dubai and is developing other schemes in comparable areas at the same time, giving buyers a concrete track record to review before purchasing. The low-rise format and the long timeline (handover in mid-2030) mainly suit buyers prepared to tie up capital over a multi-year horizon.
