Meriva Sunset holds 377 units spread across twenty residential floors, a ground-floor retail level, a basement and a fitted-out rooftop. The building forms part of The Meriva Collection, the largest scheme Ellington Properties has ever launched: five residential buildings, one signature residence and a beachfront hotel. The service charge sits at AED 18 per square foot, a fairly modest figure given the amount of amenities on offer. Handover is scheduled for the second quarter of 2030. The commercial pitch rests on a detail rarely seen at this scale: some residences come with their own private pool, facing straight out over the Gulf.

The unit mix is broad. 1-bedroom apartments make up the bulk of the offering with 182 units ranging from 832 to 880 sq ft, plus 12 corner layouts at 1,007 sq ft. 2-bedroom units come in six variants, including study (“+S”) and dual-aspect configurations that stretch up to 2,121 sq ft. At the top end, options thin out fast: a single 3-bedroom penthouse at 3,702 sq ft, one 4-bedroom penthouse reaching up to 4,648 sq ft, and three dual-aspect 4-bedroom apartments. This tight pyramid at the upper end makes the larger formats genuinely scarce.

Rather than grouping everything at ground level, Ellington has spread the leisure offering across several floors. The 12th floor houses a 20-metre lap pool, a jacuzzi, cabanas and a fitness zone. The 13th adds a 15-by-15-metre adults' pool, a barbecue deck and game tables. The 17th becomes a panoramic terrace with mini golf, a giant outdoor chess set and seating areas overlooking the horizon. At ground level, residents get children's pools, a splash pad, a yoga and Pilates studio, a basketball court, padel, a sauna and a water jet lagoon. This layered approach to amenities clearly sets Meriva Sunset apart from neighbouring towers that cap their facilities at podium level.

The brochure lists a feature rarely found on Dubai Islands: a dedicated jazz club built around a self-playing piano. The room combines a central marble dining table, hidden circular seating facing the stage, and a library wall fitted with a sliding ladder. It comes with its own bar and pantry, designed for hosted dinners or listening evenings. On top of that, residents get a private cinema with reclining seats, a podcast and coworking space, a club lounge and a games room. This lineup is clearly built for people who entertain and stay put, not for a transient crowd.

Five minutes from Dubai Islands Mall, eighteen from the airport

The location plays on the appeal of island living without the drawback of isolation. Dubai Islands Mall is five minutes away, Dubai International Airport eighteen minutes, and the Dubai Mall/Burj Khalifa duo thirty-five minutes. Palm Jumeirah remains within reach at forty-five minutes. The complex sits right on the beach, with sand access directly from the pedestrian area. Dubai Islands, formerly Deira Islands, is undergoing rapid development driven by Nakheel and several private developers, gradually bringing in the retail and everyday services the area has so far lacked.

A profile built for families and long-term residents

The project's layout points buyers toward long-term living rather than a quick resale. Indoor and outdoor kids' areas, the splash pad, wellness studios and the pet park all cater to expat families. Parking follows unit size: one space for 1 and 2-bedroom units, two for 3 and 4-bedroom units, three for penthouses. Freehold status remains standard across Dubai Islands, open to foreign buyers. Six elevators serve the twenty floors, a comfortable ratio given the number of units. One thing to keep in mind: a 2030 handover means capital stays tied up for a long stretch, a factor worth weighing in any investment decision.
