About this project

Three cold plunge pools for 109 units: Elysian builds around contrast therapy

Esme Beach Residences fits cold plunge pools into three separate spots in the building: the men's wellness area, the women's wellness area, and the rooftop. For a building with only 109 apartments, that's an unusual concentration of this kind of amenity. Elysian Developments is building the project on Island A, the most developed part of Dubai Islands in terms of infrastructure, with direct beach access. The building has a ground floor, two podium levels, 19 residential floors, and a rooftop set aside for amenities. Handover is scheduled for September 30, 2027, on a freehold basis. Behind the wellness messaging, the brochure contains a few specific technical choices worth a closer look.

Sauna, experiential shower, and cold water, separated by gender

The first podium floor holds two distinct wellness zones, one for men and one for women. Each includes a sauna, what the developer calls an experiential shower, and a cold plunge pool with adjustable temperature. This gender separation answers a real demand from part of the Gulf and South Asian clientele, something many mixed-gender residences overlook. On the roof, the lap pool incorporates a water bike and a second cold plunge, next to an outdoor fitness area set up for CrossFit. The indoor gym stays on the podium, so residents can move through exercise, heat, and cold without leaving the building.

Sea views guaranteed from the sixth floor

The developer states plainly that panoramic sea views start on the sixth floor. The first five residential levels, sitting just above the podium, get more partial views, so buyers should check orientation unit by unit. The scheme offers four layouts: one bedroom, two bedroom, two bedroom "luxury," and three bedroom. All come with a private terrace, a separate powder room, a laundry room, and a walk-in closet. The two-bedroom luxury layout adds a primary bedroom opening onto a balcony with a plunge pool and a walk-through closet.

Wave facade, travertine, and a 30-foot lobby

The facade is drawn in horizontal waves, a design choice that sets the building apart from the more rectilinear volumes nearby. The brochure notes that balconies are designed without direct sightlines into neighboring installations. Inside, floors are porcelain tile finished to look like travertine, walls are Venetian plaster, and bathrooms mix travertine with wood. The entrance lobby rises nine meters, with pendant lighting, a marble-effect finish, gold detailing, and a stone reception desk. Kitchens get a central waterfall island and full Miele appliances, including a built-in refrigerator.

Water filtration and home automation in every unit

Two technical features are worth noting, since they affect day-to-day comfort. Every apartment has a filtration system that purifies and softens the water, a real issue in Dubai, where desalinated tap water tends to run hard. Built-in home automation lets owners control curtains, lighting, and electronics remotely. For an owner renting the unit out, or living abroad part of the year, that remote control has practical value. The brochure doesn't name the system's manufacturer, a point worth asking about before signing.

The bridge to Port Rashid, a key variable for location

Dubai Islands Mall is one or two minutes away by car, and the island's public beach is within walking distance. Stated travel times vary depending on the source: the brochure gives 15 minutes to the international airport and 22 minutes to Burj Khalifa, while the project's fact sheet lists 18 and 35 minutes. Part of that gap comes down to the new bridge under construction, which is meant to connect Dubai Islands to Bur Dubai via Port Rashid, in 15 to 20 minutes according to the developer. Until that bridge opens, access runs through Deira and its traffic. The developer also highlights Golden Visa eligibility for buyers who meet the required investment threshold.

A building built with families in mind

The podium groups together a family pool lined with cabanas, a children's pool, and both indoor and outdoor play areas. The intent clearly targets expat families looking for room for a second or third child rather than a rental studio. Across Dubai Islands more broadly, the surrounding development follows the same logic: nine marinas, including one with 1,300 berths, two golf courses of 9 and 18 holes, and a shopping mall. With just 109 units in this building, amenity crowding should stay limited. Buy-to-let investors will find the three-bedroom units best suited to long-term leases, less so to short-term rental.
