The Palace brand moves into residential at Dubai Creek Harbour

Lyvia by Palace applies the codes of Palace hospitality to a standard residential tower. Emaar Properties stacks a basement, a ground floor, two podium levels, forty seven residential floors and a rooftop. The project sits in Green Gate, the most landscaped district of Dubai Creek Harbour, a short walk from Creek Beach and the boardwalk. The lineup mixes 1, 2 and 3 bedroom apartments with a handful of 3 bedroom townhouses, a combination rarely found at the base of such a tall tower. Handover is scheduled for 31 July 2029.

Palace moves from hotels to apartments

Palace Hotels and Resorts is Emaar's upscale brand, until now limited to hospitality and villas such as those at Ostra in The Oasis. Lyvia brings that signature into a standard residential tower. In practice, this shows up as finishes in neutral tones, worked textures and floor to ceiling windows that frame the waterfront and the Creek skyline. The facade combines glass, clean geometric lines and greenery worked into the architecture itself. The approach favors continuity with Green Gate's landscaped surroundings rather than contrast.

The mix of unit types is what sets Lyvia apart most from its direct neighbors. The tower's verticality, forty seven floors, sits alongside horizontal 3 bedroom townhouses. The 1 bedroom apartments target young professionals and investors, while the 2 and 3 bedroom units target expat families settling in for the long term. The townhouses add an option for buyers wanting direct ground access without leaving the address. This variety widens the pool of buyers on a single plot, a commercial choice that fits the density of Dubai Creek Harbour.
