About this project
Two low-rise buildings and a 700 metre beach a few minutes away
Mangrove is built around two buildings that rise to 7 and 8 residential floors, each sitting on a ground level plus a mezzanine. Emaar Properties has arranged them around a central plaza with plenty of activity, within the Dubai Creek Harbour district. The scheme offers 1 to 3 bedroom apartments, with private balconies and terraces facing the park and the canal. Handover is set for 30 June 2026. The payment plan follows an 80/20 structure: 80% during construction, 20% on handover. It's a low, compact format that runs against the grain of the towers dominating the rest of the district.
Seven and eight storeys facing the Creek's towers
Dubai Creek Harbour is being built mostly upward, with towers that regularly top 40 or 50 storeys. Mangrove goes the other way. Its two buildings only reach 7 and 8 residential levels, which keeps density in check and brings the homes closer to ground level and green space. That scale changes what residents actually see: instead of looking down on the canal from a great height, the apartments face the neighbouring park and the promenade. Those on the upper floors still get a clear view toward the Creek and the beach. This mid-rise format suits buyers who prefer a more human scale over sheer verticality.
A central plaza and an open-air cinema
The amenities are arranged around the plaza connecting the two buildings. There's a community pool with a separate kids' pool, a fully equipped gym and an outdoor play area. The brochure also lists an open-air cinema and a town centre bringing together shops and dining. A coworking space rounds things out, handy for anyone working from home. The landscaped park and open lawns act as an outdoor extension of the apartments, leaning more toward a residential feel than a beach resort one.
Creek Beach on foot
Mangrove sits next to a park, but its real locational strength is how close it is to the beach. The 700 metres of sand at Creek Beach are just a few minutes' walk away. The rest of Dubai is easy to reach by road: about 10 minutes to Burj Khalifa and Downtown Dubai, and 15 minutes to the international airport. That combination of beach, city centre and airport is still uncommon for a district that's still being built out. Dubai Creek Harbour keeps densifying around its marina and waterfront promenades, which should add to the area's everyday appeal as more shops and restaurants open.
A layout built with expat families in mind
The mix of unit types clearly targets families. The 2 and 3 bedroom apartments, the play area, the kids' pool and the park all point to a setup suited to households with children. The 1 bedroom units will appeal more to young professionals or investors targeting long term rentals. Emaar remains the lead developer at Dubai Creek Harbour, overseeing most of the district's development, which gives some assurance that the finished neighbourhood will hang together. Freehold status means the purchase is open to foreign buyers without ownership restrictions. For a buyer looking to live in the property rather than speculate, the mix of low scale, a nearby beach and a near term 2026 handover adds up.
