About this project

Eight buildings, two height profiles, and one rule: the closer to the water, the lower the building

The buildings of The Cove 2 are numbered 4 through 11, which already tells you most of what you need to know: this is the second phase of a scheme Emaar Properties launched on Creek Island, within Dubai Creek Harbour. The masterplan follows a straightforward logic. The taller buildings sit set back from the water, while those along the creek edge cap out at eight residential floors. The unit mix spans one to three bedroom apartments, duplexes, penthouses and townhouses. Handover is set for 31 January 2027, on a freehold basis. For an investor, what matters here isn't the neighbourhood itself, which is already well covered elsewhere, but this stepped height arrangement that directly shapes the views from each unit.

Buildings 4, 6 and 9 set back, up to 22 storeys

Towers 4, 6 and 9 sit on two basement levels plus a ground floor, then rise 7 to 22 residential storeys. These carry most of the density. Buildings 5, 7, 8, 10 and 11, positioned closer to the water, follow a different layout: two podium levels, a ground floor, then just 7 to 8 floors of housing. This difference matters. By keeping the waterfront low, Emaar lets views pass through from the upper floors of the rear towers, out toward the creek and the skyline where Burj Khalifa stands out. The sales brochure actually draws a line between two orientation types: waterfront buildings facing the creek and the skyline, and those facing the boulevard.

Elevated townhouses and penthouses up to four bedrooms

The Cove 2 mix covers a broader range than the average Creek Harbour building. Buyers will find one to three bedroom apartments, three and four bedroom duplexes and penthouses, and three bedroom townhouses. The townhouses sit slightly raised above pedestrian level, a choice meant to cut down on sightlines from the walkways below. One detail worth flagging: the broader Cove community brochure also references two bedroom duplexes and townhouses of up to four bedrooms. The phase 2 specifications are narrower, so it's worth checking the exact unit type against the floor plan for any given lot. Floor to ceiling windows are highlighted throughout the interiors, though material finishes aren't specified.

Facing the Ras Al Khor sanctuary

A portion of the units look out over the Ras Al Khor wildlife sanctuary, a protected wetland home to tens of thousands of birds, including flamingos in season. That's an unusual neighbour for such a dense district, and more importantly, one that won't ever be built on. On the practical side, the project sits a short walk from Bay Bridge, one of three bridges linking Dubai Creek Harbour to the rest of the city. Figure roughly 10 minutes by car to Downtown Dubai, 15 minutes to Dubai International Airport, and around 40 minutes to Al Maktoum. Water taxis to Downtown and four metro stations are planned under the district's masterplan.

Open-air cinema and a dog park

The amenity list covers the usual essentials: an adult pool and a kids' pool, a shared gym, a play area, a barbecue zone, covered parking and CCTV security. Two features stand out. The first is an outdoor cinema, mainly usable between November and April. The second is a dog park, backed up by pocket parks scattered between the buildings, a concrete selling point for expat families arriving with a pet. At district scale, Dubai Creek Harbour's Central Park covers the equivalent of six football pitches, with a splash pad, an amphitheatre, skate tracks and a dog park of its own. Creek Marina, five minutes away, offers an 81 berth yacht club, restaurants and the Address Grand Creek Harbour hotel.

Emaar returns to an address it has already tested

The Cove 2 builds on a first phase that sold through, giving Emaar a direct read on demand for this stretch of Creek Island. The developer knows the ground well: Harbour Gate and Creekside 18, both handed over nearby, serve as benchmarks for tracking rent levels and resale pricing. As of end 2021, Emaar reported more than 81,600 homes delivered and over 35,200 under development. The target buyer profile is fairly clear: families after a townhouse or a three bedroom unit near schools and the park, and investors betting on the smaller waterfront units for rental income. The January 2027 deadline will be the next milestone to watch as construction progresses.
