About this project
The Palace brand lands on the Creek, with a 38 floor gap between its two towers
Thirty eight floors separate the two buildings that make up The Palace Residences Creek Blue. The first tops out at 16 levels, the second climbs to 54, and that height gap alone defines two different ways of living within the same scheme. Emaar Properties is behind the project at Dubai Creek Harbour, the district it has been building up for several years on the bank of the Creek, facing Ras Al Khor. Handover is scheduled for 31 March 2029, leaving buyers today with more than three years of construction ahead. The project is sold freehold, as is the case with nearly every residence in the area. Its real point of difference lies elsewhere: the use of the Palace name, one of the group's hotel brands.
16 and 54 storeys: two products under one name
Pairing two such different building heights is no accident. The 16 storey tower suits buyers who prefer a smaller scale building, with fewer units per floor and shorter lift waits. The 54 storey tower sells something else entirely: height, and with it, open water views and, on a clear day, sightlines toward the Downtown skyline. On the upper floors, units facing the Creek should logically command higher prices than their lower equivalents. The facade works with clean lines and smooth finishes, in keeping with the contemporary look Emaar applies to most of its recent towers in the district.
What the Palace name commits Emaar to
Emaar runs several hotel brands, including Address, Vida and Palace, the last of which is tied to its most classic positioning, in the mould of Palace Downtown. Putting that name on a residential building amounts to promising a finish level above a standard Emaar scheme. The project description points to quality materials and contemporary interiors, without detailing hotel style services (concierge, integrated rental management) at this stage. A sharp buyer should therefore ask exactly what the brand covers under the contract. On the resale market, a recognised hotel name still tends to support a property's perceived value.
From one to three bedrooms, no studios
The range starts at one bedroom and tops out at three. The absence of studios rules out the entry level rental investment segment aimed at young professionals on tighter budgets. Three bedroom units clearly target families, whether already settled or in the middle of relocating, who want more space without moving up to a villa. One bedroom units suit couples or investors chasing long term lets to a professional tenant base. This tighter unit mix gives the project a residential rather than speculative feel.
Padel, a conference room and a kids' pool
The amenities list stays fairly modest, but three items stand out. The padel court answers a sport that has become hugely popular in Dubai, where bookable courts often fill up by evening. The conference room targets residents who work remotely or meet clients without renting office space. The kids' pool, kept separate from the shared pool, confirms the family focus already visible in the unit mix. Add to that a shared gym, a barbecue area and a social zone, the sort of amenities expected at this price point.
Between Creek Marina and the Ras Al Khor sanctuary
The development sits a short walk from Creek Marina, the district's marina basin. The Ras Al Khor Wildlife Sanctuary, known for its flamingo colonies, is ten minutes away, which guarantees a protected, non buildable zone nearby. Downtown Dubai and the Burj Khalifa are listed at fifteen minutes by car, and Dubai International Airport (DXB) at twenty minutes. For a resident who travels often, that last distance matters more than the view. Emaar has already handed over several towers in the same district, such as Harbour Gate and Creekside 18, giving buyers a way to judge the quality of its past deliveries in the area before committing to a completion date set for 2029.
