About this project

Three amenity levels for 63 homes: Enzo's math on Dubai Islands

For just 63 units, Enzo Developers has split its communal spaces across three distinct layers of the building: the podium base, the eighth floor, and the rooftop. Maravéa Residences follows a G + 2P + 8 + R layout, meaning a ground floor, two podium levels, eight residential floors, and a rooftop. The ratio of shared space to unit count is therefore high for a building of this size. The range covers one to three bedroom apartments, plus the Signature Residences and a single unit called The Maison. Handover is set for the fourth quarter of 2028. The developer's background is in shopping mall management, and that detail explains a good deal of its choices here.

Podium, eighth floor, rooftop: how the uses are split

The ground and first floors are built around family life. There's a play area, a splash pad and a kids' sand pit, a children's pool, a climbing wall, a golf simulator, a screening room, and a library. Remote work gets its own space too, with an acoustic phone booth, a meeting room fitted with audiovisual equipment, and a coffee station. The eighth floor gathers everything sport related: a gym, a Pilates zone, a calisthenics area, an outdoor gym, a sauna, and a cold plunge pool. The rooftop, finally, carries the infinity pool, a jacuzzi, cabanas, floating loungers, and an outdoor fire pit. Keeping these uses apart means podium kids won't be crossing paths with residents chasing quiet on the roof.

From an 80 sqm one bedroom to a 406 sqm Maison

The average sizes given paint a clear picture of the spread. One bedroom units (with or without a study) run around 860 square feet, or roughly 80 sqm. Two bedroom units with a study or maid's room reach 1,361 square feet, close to 126 sqm. The three bedroom Signature Residences go up to 2,509 square feet (233 sqm), and The Maison tops out at 4,369 square feet, about 406 sqm, priced on request only. That five to one gap between the smallest and largest unit is unusual for an eleven storey building. It points to two very different buyer profiles under one roof: the rental investor going for the one bedroom, and the owner occupier drawn to the larger layouts.

Grohe, Laufen, and floor to ceiling glass

The brochure is fairly specific on interior finishes. Bathrooms come fitted with Grohe or Laufen fixtures, or equivalent, wording that leaves the developer room to substitute. Living rooms and bedrooms have floor to ceiling windows facing the sea, the parks, or the skyline, including the Burj Khalifa depending on the unit's orientation. Kitchens arrive fully fitted with built in storage, and bedrooms come with fitted wardrobes. Some units add a separate study, a practical selling point for buyers who work from home. The facade plays on soft curves and stacked terraces, in a palette of natural tones.

A developer with a background in commercial real estate

Enzo presents itself as a boutique, low volume developer backed by MPU Group, founded in 1932. The group claims a portfolio of more than 21 million square feet and twenty years of owning and operating shopping malls. It also points to a debt free financial structure, a claim worth checking against the escrow account documents before booking a unit. Enzo's residential delivery track record on Dubai Islands, however, isn't detailed in the brochure. A cautious buyer would ask for a list of completed projects and their actual timelines. That said, the experience of running public facing spaces does show up in how the communal areas are organized floor by floor.

Same footprint as Samana Ocean Crest and Sunset Bay 4

Maravéa isn't alone in the low rise, compact building segment. Samana Ocean Crest lines up 56 residences on an identical layout of eight residential floors sitting on two podium levels. Sunset Bay 4 also counts 63 apartments across eight floors. So the real differentiation isn't scarcity, it's found elsewhere: in the large 233 and 406 sqm layouts missing from many neighboring projects, and in spreading amenities across three separate zones. On location, Dubai Islands beach is listed at two minutes away, Dubai Islands Mall at three, and three golf courses at five minutes. DXB airport, DIFC, and Jumeirah Bay sit around fifteen minutes away via the Infinity Bridge.

50/50 payment plan, handover by late 2028

The payment plan splits into two equal halves: 50% during construction and 50% on handover. There's no post handover installment plan, so buyers need to have the second half ready at key delivery, whether through cash or a mortgage. This structure puts more pressure on cash flow at the finish line than a 60/40 or 70/30 plan would, but it limits exposure if construction runs behind schedule. The target date is set at December 31, 2028, roughly three years of construction for an eleven storey building. The market figures quoted in the brochure (a 17.1% rise in price per square foot in 2025, transactions up 109% in the first half of the year) come from a sales document. They're worth checking against Dubai Land Department data.

Enzo Developers

Rare by Choice is more than a slogan for Enzo Developers — it is a deliberate counterpoint to the high-volume launches that dominate Dubai's skyline. This boutique developer gives each project its complete, undivided focus, from first concept to final handover. According to the company, that approach is backed by 20+ years of experience, a claimed legacy of over 90 years and a zero-debt structure. Its first public launch, Maravéa Residences on Dubai Islands, starts from AED 1,874,000 with handover scheduled for the end of 2028.
