Hatimi Residences composts its wet waste to feed its own greenhouse

In the Hatimi Residences brochure, the most detailed page covers waste management, ahead even of the swimming pools. Fakhruddin Properties describes a separate collection of wet and dry waste, electronic waste recycling, and the transformation of organic waste into compost used for an on-site greenhouse and the landscaped grounds. On Dubai Islands, where most projects promote their rooftop pool or branded appliances, this focus is unusual. The rest of the scheme is more conventional: two towers linked by a shared podium, eight residential floors, one to three bedroom apartments, duplexes and penthouses. Handover is scheduled for June 30, 2027, on a freehold basis.

Two towers, one podium, eight occupied floors

Each building stacks a ground floor, two podium levels and eight floors of apartments. That is a low profile for this archipelago. Ocean Tower, by Al Ansari, reaches 14 residential floors and Azizi Wasel 13, while Flora Isle caps out at seven. Hatimi Residences therefore sits at the lower end of the range, which limits the number of units per floor and gives the podium a central role, since it houses the amenities shared between the two towers. For a buyer, this modest height also means that the view over the Arabian Gulf depends more on the unit's orientation than on its floor level.

Three and four bedroom duplexes at the top of the range

The unit mix runs from one bedroom apartments to four bedroom penthouses. In between, Fakhruddin inserts three and four bedroom duplexes, a layout rarely found in a building with only ten levels overall. This format clearly targets families looking for townhouse-like floor space without leaving an apartment building. All units come with a fitted kitchen and a smart home system. Balconies and window walls face the Gulf, according to the developer's description, though the brochure does not specify what share of units actually have a direct sea view.

Source sorting, greenhouse and e-waste

The environmental program rests on three pillars. Wet and dry waste are separated right at collection. The organic fraction is composted and then reused in a greenhouse and in the residence's landscaping, while electronic waste follows a dedicated recycling stream. The developer, already active in Jumeirah Village Triangle with Treppan Tower, is turning this into a brand argument rather than a line item in the specifications. How the system will actually be run after handover remains to be seen, since its effectiveness will depend on the building management and on residents' participation.

Infinity pool, aqua gym and rooftop solarium

The amenities list is long, but three features stand out. The first is the infinity pool, paired with a children's pool and a play area. The second is the presence of several gyms, including an outdoor one and an aqua gym, which is uncommon at this project scale. The third is the rooftop, fitted out as a solarium with a jacuzzi. The podium also houses a cinema, a cafe, retail units and barbecue areas, cutting down the need to leave the building for everyday needs.

Beach within walking distance, Downtown 25 minutes away

A white sand beach and a park lined with walking, jogging and cycling paths are within walking distance of the residence. Dubai Islands, the archipelago developed by Nakheel off the coast of Deira, is connected to the mainland by road. The developer quotes around 25 minutes to Downtown, Business Bay, Dubai Mall and Burj Khalifa, and roughly 35 minutes to Dubai Marina and Palm Jumeirah. These times assume smooth traffic, which is not guaranteed during rush hour on the Deira roads. The project therefore best suits someone who works in the northern part of the city, or who prioritizes a beachside lifestyle over immediate proximity to the business districts.
