Fifty-three facilities spread across three levels, for just two residential towers of twelve floors each. That ratio sums up Treppan Serenique Residences, the project from Fakhruddin Properties on Dubai Islands. The two buildings sit on a ground floor and two podium levels that connect them. The unit mix is limited to two and three-bedroom apartments, facing either the sea or the golf course. The developer is targeting handover on August 31, 2028, on a freehold basis. On an archipelago where twin podium schemes keep multiplying, this project stands out mainly for its health programme and for a load-bearing structure designed like a forest.

Columns that flare out like tree trunks

The brochure describes tree-shaped columns that support the terraces. They are narrow at the base and widen toward the top. This structural detail shapes the silhouette of the facades, where sharp angles give way to continuous curves. At podium level, a metal screen with a foliage pattern filters the sun and shields the communal areas from view. The point is not purely decorative either. Under Dubai's climate, a filtering skin cuts down direct heat gain on leisure zones. Wide terraces extend the living rooms outward, and some hold trailing greenery.

Himalayan salt sauna and a bamboo oxygen park

The list of facilities goes well beyond the usual minimum for this segment. On the wellness side there's a hammam, a Himalayan salt sauna, hot and cold plunge pools and a cryotherapy chamber, still a rarity in a development of this size. The developer also plans temperature-controlled meditation pods and an oxygen park planted with bamboo. For sport, residents get a jogging track, an aqua gym area, a mini golf course, an indoor gym and a separate outdoor one. The Green House Café, a multipurpose hall, barbecue areas and an open-air cinema round out the offering. At the top, a sunset-facing lounge wraps around an infinity pool.

Two and three bedrooms, interiors by a British designer

The project offers no studios and no one-bedroom units. That choice rules out investors chasing a small ticket for short-term rentals. It's aimed instead at expat families and buyers who plan to actually live there for part of the year. Interiors are handled by a British designer, whose name has not been disclosed, and the furniture draws on Italian design. Views split between the waterfront and the golf course planned on the archipelago. With twelve occupied floors, density per tower stays moderate, which keeps elevator waits and pressure on shared amenities in check.

90 seconds from the beach, 20 minutes from DXB

Dubai Islands brings together five islands (Central, Marina, Shore, Golf and Elite) and claims 21 kilometres of beaches. According to the developer, the beach is 90 seconds away, cafés and water sports two minutes, and the golf course five minutes. The marina is seven minutes off. Heading inland, it's about 20 minutes to Dubai International Airport, 23 to Downtown and 25 to Business Bay. Those drive times put the project closer to Deira and the airport than to the business districts further south. For a resident who travels often, that's a real edge over Dubai Marina or Palm Jumeirah.

Fakhruddin, from perfumery to the Treppan brand

The Fakhruddin group did not start out in property development. Its brochure points back to industrial roots with Sterling Parfums Industries and Premier Cosmetics. Its real estate arm built up the Treppan brand, already present in Jumeirah Village Triangle with Treppan Tower. Serenique carries that label to the coastline, with a project more focused on health than the JVT tower. The timeline puts key handover at the end of August 2028. Until then, buyers would do well to track construction progress, particularly on the columns and the screen facade, the two most complex elements to build.
