Eleven levels, gold-lined columns and apartments delivered fully furnished

Liora runs to eleven levels in total: a ground floor, two podium levels and eight residential floors. On Dubai Islands, where several recent schemes climb past twelve or fourteen storeys, this is a modest scale. Developer Jaiedco Real Estate Development has handed sales to fäm Properties, one of the most active agencies on the Dubai market. Handover is set for 30 March 2028, on freehold land. What sets the product apart are two choices: a facade marked by columns traced with gold lines, and units sold fully furnished and equipped, from one to four bedrooms, duplexes included.

Ground floor, two podium levels, eight floors of homes

The brochure leans on a simple idea. Vertical columns run the full height of the building, each traced with a gold line, which gives the facade a very regular rhythm. The palette (sand tones, marine blues) aims to echo the coastal setting rather than stand apart from it. The two-level podium base houses part of the amenities and the covered parking, freeing up the eight floors above for residential use. With this kind of footprint, the number of neighbours per floor stays limited, a concrete selling point for buyers steering clear of towers with several hundred units.

Six units per typical floor, maid's rooms included

The published floor plans give a clear read on the layout. The typical floor (levels 2 to 4 per the brochure) lines up six apartments: two one-bedroom units and four two-bedroom units. The top podium level mixes two one-bedrooms, one two-bedroom and two three-bedrooms, next to the gym. The plan legends list rooms not always found at this price point on the archipelago: a study, a separate laundry room, a storage room and a maid's room. The duplexes and four-bedroom units, absent from the standard plans, are presumably located on the upper floors. A buyer interested in these larger layouts will need to request the detailed plans from the agent.

Natural marble and smart home tech delivered as standard

Every unit is handed over furnished, with a smart home system installed from the outset. For an investor targeting rental income, this removes the furnishing cost and shortens the gap between key handover and the first tenancy. The lobby leans on natural marble, warm lighting and sculptural fixtures, while the elevator landings carry the marble flooring through with some greenery. The trade off is a known one: furniture chosen by the developer won't suit every owner occupier. The brochure, for its part, clearly targets families, with messaging built around children and community life.

On the Deira side rather than the Palm side

The location map places Liora right next to Deira Island Mall, Deira Night Souk and Souk Al Marfa. The Dubai Islands marina, Deira Islands beach and the Centara Mirage Beach Resort also sit within close range, along with a beach open to pets. The developer quotes 15 minutes to Dubai International Airport, 14 minutes to the American Hospital and 18 minutes to the Dubai Mall and Burj Khalifa. Dubai Hospital and Al Kuwait Hospital are also a short drive away. For the Marina (25 minutes) or Al Maktoum International (30 minutes), the trip stretches out noticeably, which points this project toward buyers who work or travel out of old Dubai.

Outdoor cinema and separate pools on the podium

The amenities list reads fairly standard on paper, but a few items stand out. An outdoor cinema sits alongside the pool deck, with a separate pool for adults and one for children. Landscaped sky terraces add lounging space above the podium base, with a yoga area, barbecue and bar. The gym is indoor, which matters in Dubai between June and September. An indoor play area, accessible design for people with reduced mobility and video surveillance round out the offering. Across eight residential floors, this list of amenities is shared among a relatively small number of households, worth checking when comparing service charges.
