Hyperbaric chamber, cold plunge and a bathroom sauna: LIV Oceanside bets on wellness

A hyperbaric oxygen chamber sits on the list of shared amenities at LIV Oceanside. In a residential building of 106 homes, that's an unusual choice. LIV Developers has paired it with a red light therapy room, a cold plunge pool and separate saunas for men and women. The building rises on the marina at Dubai Islands, the man made archipelago off the coast of Deira. It comprises a ground floor, a two level podium and 14 residential floors, with handover scheduled for November 30, 2027.

106 homes across five layouts

The project stays modest in scale by Dubai standards. Buyers can choose from one to three bedroom apartments, two to four bedroom duplexes and four bedroom penthouses at the top. The duplexes stand out as the most distinctive unit type, with double height living rooms, terraces opening onto the marina and a private pool. The penthouses lean on space instead, with large kitchens built for entertaining, smoked glass and wood veneer dressing rooms, and bathrooms fitted with a private sauna. This mix clearly targets households looking for a spacious primary or secondary home, rather than a short term rental studio.

A full floor built around health

The brochure describes an entire level set aside for wellness. It includes a gym with sea views, an indoor yoga studio, an outdoor yoga area, hammams and saunas, a jacuzzi, a sensory shower and massage rooms. The hyperbaric chamber and the red light room belong to a category more commonly found in sports recovery clinics than in condo buildings. A juice bar rounds out the offering. For a buyer, the practical question will be service charges, since this kind of equipment requires upkeep and trained staff.

A wave shaped facade facing the yacht club

The architecture draws on curved lines inspired by water, with rippling glass facades, deep terraces and sculpted volumes. The entrance lobby rises through a double height space finished in marble with gold and bronze detailing. Windows in the units reach 3 meters from floor to ceiling. According to the developer, every residence faces water, whether that's the marina, the yacht club, the open sea or the city skyline. The podium rooftop holds an infinity pool, cabanas and a sunken lounge.

LIV's first building fully fitted with Signature finishes

LIV Developers presents Oceanside as its first project where every single unit gets the LIV Signature Finishes package. In practice, that means stone and quartz countertops, European hardwood flooring and custom millwork. Appliances come from Miele, and the fittings are supplied by Axor and Villeroy & Boch. Bedrooms include built in wardrobes, and the main bathrooms feature a freestanding tub and a walk in shower. The developer is building LIV Maritime in parallel, a 47 story tower in Dubai Maritime City a few minutes away. Oceanside takes the opposite approach: lower rise, fewer units and more space per home.

Seven minutes from Rashid Yachts, twenty from the airport

Dubai Islands connects to Deira by road, putting the project within reach of the old city center. Rashid Yachts & Marina and Dubai Maritime City are listed at 7 minutes away, Pearl Jumeirah at 10 minutes. Expect 12 minutes to the restaurants and beach clubs of J1 Beach and to Dubai Healthcare City, then 15 minutes to DIFC and the Mandarin Oriental and Four Seasons hotels in Jumeirah. Downtown, Business Bay, Dubai Mall and the international airport sit around 20 minutes away.
