About this project
Just 52 units: Mashriq Elite bets on a small building on Dubai Islands
Floareá Breeze holds only 52 units. On an archipelago where several neighbouring schemes count over a hundred homes, that figure alone sets the project apart. The Mashriq Elite Developments building stacks a ground floor, a podium level and six residential floors, with stepped glazed balconies and a palette of natural tones. The mix combines one to three bedroom apartments with four townhouses, all sold freehold. Handover is scheduled for 31 March 2028.
Eight units per floor, two lifts
The brochure's floor plans allow the layout to be worked out in detail. Each residential floor lines up eight units numbered 01 to 08: two three bedroom units (01 and 06) at either end, four two bedroom units (02 to 05) and two one bedroom units (07 and 08). Across six floors that comes to 48 apartments, plus the four townhouses for a total of 52. The two bedroom layout clearly dominates the mix, accounting for half of all apartments. Two lifts serve those eight units per floor, a comfortable ratio. Floors 2 to 6 also come with a dual chute waste system for recycling, a detail rarely found in brochures at this price point.
Yacht deck style wood, Italian floor tiles
The interior design rests on two main materials. Walls fully clad in textured wood nod to a nautical theme, while porcelain inserts bring a cooler contrast. Floors are finished in Italian tiling. Kitchens come fitted with a Bosch appliance package, and every apartment includes custom consoles and dressing tables along with decorative accent walls. Windows run floor to ceiling throughout. The developer also points to a material selection meant to limit environmental impact, though no specific certification has been named at this stage.
Two floors of amenities for around fifty households
Mashriq Elite has set aside two full floors for shared spaces, a generous allocation for 52 households. The main pool features Baja shelves, those shallow submerged ledges where loungers sit with feet in the water. A children's pool, a sandpit and an outdoor play area round out the family offering. A sunken meditation deck and a zen walkway with seating make up the quieter side of the amenity package. On the roof, a sky lounge and a barbecue area sit alongside an indoor gym, plus outdoor table tennis, carrom and foosball.
Alexa in the living room, plate recognition at the car park
Two technical features stand out. The home automation system runs on Amazon's Alexa voice assistant, built in from handover. The covered car park uses an ANPR system, which reads number plates and opens the barrier without a card. This kind of setup is becoming more common in newer Dubai buildings, but still remains uncommon in developments of this size. Access points are also monitored and covered by CCTV.
Fifteen minutes from Deira, a bridge still pending
The brochure places beaches and museums roughly 15 minutes away: La Mer, Al Mamzar Beach Park, Creek Park, the Etihad Museum and Al Shindagha. Burj Khalifa, Dubai Mall, Souk Al Seef and Dubai International Airport (DXB) are listed at around 20 minutes. These drive times remain approximate and depend heavily on traffic along the Deira corridors. The developer references a future bridge meant to improve the link with the mainland, without giving a timeline. That crossing is worth watching closely, since it will largely determine how attractive the island proves for professionals working in Downtown or Business Bay.
A developer with limited track record on the archipelago
Mashriq Elite Developments is led by Kamran Muhammad, who describes a strategy built on a small number of carefully finished projects rather than volume. The group does not yet carry the same visibility on Dubai Islands as Nakheel, Imtiaz or Azizi, who each have several schemes underway there. A cautious buyer should check the developer's past deliveries, confirm the escrow account registration with RERA and verify actual construction progress ahead of the March 2028 date. The project's format is aimed mainly at expat families (two and three bedroom units, kids' spaces) and at investors betting on a small, well finished building in an area still under development.
