About this project
Eleven floors in Italian Riviera colours, right on Sheikh Mohammed Bin Zayed Road
Samana Portofino tops out at 11 residential floors, a modest scale for Samana Developers, which has recently pushed past 30 storeys in Majan and Dubailand. The building groups studios along with one and two bedroom apartments, and the developer sticks to its signature move: a private pool in every unit. Handover is set for 30 June 2027. What really sets the project apart is a deliberate design choice: bringing the palette and patterns of the small Italian port that gives it its name into Dubai Production City.
Portofino's colour palette, transplanted into the desert
The brochure leans directly on the Italian Riviera as its reference point. In practice, that means facade colours and patterns that echo the painted houses of Portofino harbour, rather than the glass and grey aluminium that dominate the district. The developer pairs these clean lines with natural elements and landscaped gardens around the pool area. The bet is purely visual: standing out in a Production City skyline still made up largely of standardised blocks from the 2000s and 2010s. No architecture firm is named in the documents supplied, something a careful buyer should ask the developer about directly.
Studios, one and two bedrooms, pool included
The unit mix stays tight, with no three bedroom layouts and no penthouses. Every apartment comes with its own pool according to the official description, which would include the studios. This point is worth double checking against the detailed floor plans, since on other Samana projects only some of the studios get that feature. Interiors are described as high end, though the materials list isn't specified at this stage. The brochure shows four standard unit layouts, pointing to a fairly simple, repetitive grid from floor to floor.
Outdoor cinema, sauna and a jogging track
The standout amenity is the outdoor cinema, set up near the pool deck. The complex also adds a separate kids' pool apart from the main one, a detail that matters for families with young children. On the fitness side there's an equipped gym, a sauna and a jogging track. A barbecue area, play zones and a concierge service round out the list. Parking is covered, a welcome detail once summer temperatures climb past 45 degrees.
Schools five minutes away, Marina twenty
Dubai Production City, formerly IMPZ, runs along Sheikh Mohammed Bin Zayed Road and mixes residential and office space. The brochure puts Kids Kingdom nursery and City Centre Me'aisem mall at 3 to 5 minutes away. GEMS United School, Dubai British School and Jumeirah Golf Estates sit 10 to 15 minutes out. Global Village, Dubai Marina, JBR beach and Downtown are all listed at 15 to 20 minutes by car, with Al Maktoum Airport at 25 minutes. The area has no metro station, so a car remains a necessity.
Another Samana address in the former IMPZ
Samana Developers isn't new to this stretch, since the twin Samana Resorts 1 and 2 towers already target the same area with a similar formula. Portofino sets itself apart through its lower height and themed facade. For an investor, this in house competition is a factor worth weighing in the rental market for smaller units. The target buyer seems clear enough: young professionals working toward Dubai South or Al Barsha, and small families drawn in by the nearby schools. With handover penciled in for mid-2027, there's little room yet to judge construction progress, and it's one to watch closely.
