About this project
Sixty-six floors by Ferrari's design house, facing Palm Jumeirah
Iconic Tower comprises 310 apartments, one penthouse and two premium units, spread across a ground floor and 66 levels. The tower rises along Sheikh Zayed Road in Dubai Internet City, a district dominated by the regional headquarters of technology companies. Its developer, Mered, handed the design to the Italian studio Pininfarina, a name better known for car bodywork. Construction started in the first quarter of 2024 and handover is scheduled for the end of August 2027. Buyers purchase freehold, which remains the standard arrangement in this part of the city.
Pininfarina, from the Battista to a residential tower
Founded in Turin in 1930, Pininfarina designed dozens of production cars and racing models before branching into architecture. The brochure notes that the studio now ranks as the top Italian name by number of branded residences projects, citing Torre Carrà as a reference point. In Dubai, that signature translates into interiors built from natural materials and a pastel colour palette, a departure from the dark marble finishes common across the local market. The ground floor will even include a pop-up Pininfarina shop, alongside the central lobby, a restaurant and a café. For a buyer, the designer's name mainly works as a resale differentiator in a segment where towers tend to look alike.
310 apartments, one penthouse and two premium units
The scheme focuses on one to three bedroom layouts. One-bedroom units range from 769 to 913 sq ft internally, with balconies from 88 to 187 sq ft depending on orientation. Two-bedroom units start around 1,178 sq ft and reach up to 1,787 sq ft on corner layouts, where the balcony exceeds 490 sq ft. Three-bedroom units with maid's room, located on floor 27 and floors 33 to 39, offer more than 2,000 sq ft of living space and up to 2,752 sq ft in total. The floor plans show views toward Palm Jumeirah, Bluewaters and Dubai Marina, and toward Burj Khalifa on the opposite side. The highest floors are reserved for the penthouse and a premium level topped with a rooftop terrace.
Two floors of amenities, on level 1 and level 40
The podium has six levels, five of them given over to parking for 423 cars, and most of the amenities are spread across two separate floors. The first floor brings together a gym with an outdoor area, a yoga studio, a conference room, a private lounge with a dining area, a play area and a children's pool. It also includes a swimming pool with a pool bar and a floating bridge. The 40th floor takes a different approach: it houses a spa with sauna, hammam, ice spa, sensory showers and two treatment rooms, extended by an adults-only outdoor pool, a bar and lounge areas. This split between family-oriented space lower down and an adult-only level higher up is unusual at this scale in the district.
Three minutes from Dubai Internet City metro station
The tower sits roughly three minutes from Dubai Internet City metro station, on the red line. It has direct access to Sheikh Zayed Road, the artery connecting Abu Dhabi to central Dubai. The developer states five minutes by car to Palm Jumeirah, ten to the Emirates Golf Club, fifteen to JBR and Dubai Marina, and twenty-five to Dubai Mall. Nearby, the brochure's map lists university campuses (Heriot-Watt, Middlesex, American University in Dubai), schools such as Dubai American Academy, and healthcare facilities including Saudi German Hospital. The 15,000 sq ft of ground-floor retail is clearly aimed at employees from neighbouring offices as much as at residents.
Mered, a developer with roots in Eastern Europe
Mered is headquartered in Dubai but points to 36 projects completed across Eastern Europe and the United States. The group states 2.7 million square metres delivered over 21 years, plus 1.7 million square metres in design or under construction. Iconic Tower is one of its first projects in the UAE, which means there is little local delivery track record to check. To offset that, Mered has brought in named partners: Hospitality Advisors (a portfolio of more than 6,000 keys), project manager Mirage and the agency BBDO for communications. A cautious investor will therefore want to track construction progress and escrow account funding rather than rely solely on the company's overseas references.
Half the price paid over thirty months
The payment plan opens with a 5% booking fee, followed by 20% on signing the sales contract. Instalments of 5% every six months then follow, up to the 30th month after signing. At that point, the buyer will have paid 50% of the price. The brochure reviewed cuts off beyond this stage, and the remaining balance due on handover or after key collection still needs to be confirmed with the developer. With handover set for August 2027, this regular six-monthly pace roughly matches the construction timeline.

Mered
What happens when the Italian studio behind legendary Ferrari silhouettes turns its pen to a residential skyline? Mered, an international developer headquartered in Dubai, answered that question in 2023 by breaking ground on the Iconic Tower, designed with Pininfarina in Dubai Internet City beside Sheikh Zayed Road. With a track of 36 projects across Eastern Europe and the United States, the company is now expanding into Abu Dhabi with the waterfront Riviera Residences on Reem Island. For investors, it offers entry into signature architecture built to appreciate across generations.
