A six-storey residence built for the tech district workforce

Dubai Internet City is home to regional headquarters for Microsoft, Google, LinkedIn and dozens of other tech firms. Residential supply in the area remains limited, with most housing stock located in neighbouring Dubai Marina or JLT. Magnolia fills that gap with a compact building of five residential floors above ground-level retail. Palladium Prime Real Estate Development is behind the project, marking its first foray into this submarket. Handover is scheduled for September 2028, and prices start at AED 1.25 million for a studio of roughly 303 square feet.

Four-minute walk to Dubai Internet City Metro

The Red Line station sits 350 metres from the front door. That proximity matters in a district where pedestrian infrastructure has historically lagged behind office development. Dubai Marina and the Palm Monorail are ten minutes away by car. Sheikh Zayed Road runs along the western edge, connecting residents to Downtown in about twenty minutes outside rush hour. For employees working in the surrounding towers, the commute shrinks to a morning stroll rather than a traffic slog.

Magnolia-inspired facade on a mid-rise frame

The building tops out at five residential storeys, a deliberate choice in a skyline dominated by glass towers. The design references the magnolia flower through curved facade elements and soft geometries. Renderings show pale exterior cladding, rounded balconies and restrained ornamentation. The modest height (under 25 metres) keeps construction costs lower and allows natural light to reach interior corridors. Compared to the nearby Marina towers, the scale feels more boutique than corporate.

Studios and one-beds dominate the unit mix

Palladium Prime is targeting young professionals and buy-to-let investors. Studios start at 303 square feet, one-bedrooms at around 490 square feet. Two-bedroom units are available but represent a smaller share of inventory. Interiors feature neutral palettes (beige, soft grey, off-white) and smart-home integration as standard. The uniformity simplifies furnishing packages for landlords aiming at short-term rental platforms or corporate leases.

Rooftop pool, gym and ground-floor restaurant

Amenities punch above the building's weight class. The rooftop hosts a shared pool, a pool lounge and a fitness centre with views toward Dubai Marina. A ground-floor restaurant will serve residents and the wider neighbourhood, though the operator has not been disclosed. Additional facilities include an indoor cinema, an outdoor cinema, sauna, steam room and a coworking zone. For a building with fewer than 100 units, the amenity density compares favourably to larger developments nearby.

Buyer profile: landlords and end-users in tech

Two buyer segments emerge. Investors see rental upside driven by the thousands of employees who work within walking distance yet currently commute from Marina or JLT. End-users, often engineers or mid-level managers, want to eliminate that commute entirely. The entry price of AED 1.25 million undercuts most Marina studios by a meaningful margin. Freehold tenure allows foreign nationals to own outright, a critical factor for expats building long-term equity in the UAE.
