About this project

Two hundred hotel rooms sold individually opposite the tech giants' offices

Around 200 keys, a ground floor plus five levels: Regent Yacht does not look like a typical residential building. Palladium Prime Real Estate Development markets it as a 4 star plus rated hotel, with units sold one by one as freehold studios. The format is that of an aparthotel. The buyer owns a unit, while the operation runs on a hotel model with concierge, laundry and on site dining. Handover is set for 28 June 2028, though the launch date has not yet been announced.

4 star plus rating, with a five star pitch

The brochure leaves an ambiguity that investors should note. The targeted classification is 4 star plus, yet the marketing copy claims it aims to go beyond what a five star property delivers. In practice, it is the official rating from the Department of Economy and Tourism that will set room rates and, in turn, the yield on each unit. The 4 star plus positioning fits the business crowd in the area, who tend to book on weekdays for short stays. It also places the project a notch below the big resorts on Palm Jumeirah, a five minute drive away, which it does not attempt to compete with directly.

33 sqm studios designed like hotel rooms

The only unit type on offer is the studio, starting at 353 square feet, or about 33 sqm. That is the size of a superior hotel room rather than a home meant for long term living. Interiors combine marble, warm toned wood, sculpted lighting and large windows facing Dubai Internet City. This single unit type simplifies hotel management and keeps the building's offering consistent. On the other hand, it narrows resale appeal mainly to buy to let investors, since few people would settle into a space this size for the long haul.

A yacht shape across six levels

The architecture borrows from modern yacht design. Lines are curved, terraces cantilever outward, and the facade's symmetry echoes a hull. Each floor is treated as a "deck," with its own circulation layout designed to protect residents' privacy. The G+5 height stays modest next to the towers of Media City and Dubai Marina nearby. The project's name is a nod to The Royal Yacht, a landmark the brochure map places three minutes from the site.

Business travelers and student families

The developer is targeting two distinct customer bases. The first is corporate: regional offices of Google, Amazon and Microsoft are within walking distance, as are CNN and the BBC in Media City. The second comes from Dubai Knowledge Park and nearby campuses, including Middlesex, Murdoch, Heriot-Watt, the University of Wollongong in Dubai and the American University in Dubai. International students and visiting parents make up a short to medium stay demand that is less tied to the conference calendar than corporate guests. Dubai Internet City metro station is within walking distance, the tram and Palm monorail are close by, and Sheikh Zayed Road provides direct access to the rest of the city.

Rooftop pool, padel court and spa

The amenities list goes beyond what you'd expect from a 200 room hotel. The rooftop pool, paired with a pool deck and pool lounge, is the building's main selling point despite its low height, offering open views over the business district. A padel court caters to a sport that has become extremely popular among Dubai's expat professionals. The wellness area brings together a spa, sauna and shared gym. A bar, restaurants, cafes and ground floor retail should let the hotel draw in outside customers too, which matters for the operation's bottom line.

Palladium's follow-up to Coralis in Meydan

Palladium Prime Real Estate Development is simultaneously developing Coralis, a G+10 tower topped with three sky villas on the Meydan canal. Regent Yacht marks a shift in direction, moving from upscale residential into hospitality assets. The developer has not yet named the operator who will run the property, and that detail will be key to assessing how solid the project really is. The same goes for the payment plan, which has not been published. With handover set for mid 2028 and no launch date yet confirmed, buyers have some time to get these answers before putting down a reservation.
