About this project
Twelve beachfront floors and a roster of Italian suppliers
Villa del BRUNELLO comprises a ground floor, two parking levels and twelve residential floors, set on a beachfront plot on Dubai Islands. Mr. Eight Development, a small-scale developer, markets the building as a branded residence. Yet it is not tied to a single hotel or fashion brand. Instead, it brings together named suppliers: Dolce&Gabbana Casa furniture around the pool, kitchens and wardrobes manufactured in Italy, and a Technogym fitness centre designed by Antonio Citterio. Handover is set for December 29, 2027, on a freehold basis. For an investor, the question is whether these names are enough to set the project apart in an archipelago where beachfront schemes keep multiplying.
Dolce&Gabbana Casa around the pool
The brochure highlights a pool area furnished with Dolce&Gabbana Casa pieces, the Milanese house's furniture line. The choice is targeted: the brand dresses the building's most photographed communal space, not the apartments themselves. Around the infinity pool sit cabanas, a pool deck, a pool lounge and relaxation zones. The building also adds a clubhouse, a covered yoga space and a Technogym fitness centre designed by Antonio Citterio, the Italian architect and designer who has worked with the brand for years. This named-supplier approach costs less than a full branded-residence licence, something a buyer should factor in at resale.
Two to four bedrooms, private rooftops on the 12th floor
The scheme offers no studios or one-bedroom units. The range starts at two bedrooms and goes up to four, with large glazed openings facing the Arabian Gulf. This layout rules out the short-term rental investor looking for a low entry ticket from the start. The top floor stands apart: some 12th-floor apartments come with a private rooftop terrace, making them the rarest units in the building. Stated finishes pair natural stone with Italian joinery. The scheme is aimed mainly at families and end-user buyers seeking comfortable beachfront space.
Auto-lit kitchens and eco-leather wardrobes
The brochure details two features with unusual precision. The kitchens, made in Italy, feature glass fronts, a fingerprint-resistant finish and interior lighting that switches on when any drawer or door is opened. The wardrobes, also produced in Italy, repeat the glass doors and automatic lighting, with interiors lined in eco-leather. The document also gives a page to British designer Tom Dixon in its interiors section, without specifying exactly which elements carry his signature. Buyers should ask the developer for a contractual specifications list before signing.
Chauffeur-driven Rolls-Royce, on an à la carte basis
The most visible service is a chauffeur-driven Rolls-Royce, pitched for airport transfers or nights out in the city. The brochure lists it among "à la carte" services, which suggests it will be billed separately from service charges. Chauffeur-driven golf carts also handle local trips, a sensible choice on an island still under construction. Concierge, valet, housekeeping, laundry and pet-sitting round out the offering. These services will weigh on service charges, and buyers should get an early estimate.
Mr. Eight Development, from JVT to the archipelago
Mr. Eight Development says it designs, develops and builds entirely in-house, a vertical integration uncommon among Dubai's boutique developers. The company also holds Interstellar Tower in Jumeirah Village Triangle. It cites a ranking among the world's top 100 developers from the Luxury Lifestyle Awards (a US-based body) and honours at the Dubai Property Awards 2025-2026. Villa del BRUNELLO launched in 2025 at The Royal Atlantis, with Oscar-winning actor Adrien Brody in attendance. These details are mostly marketing: with realistic timelines, a developer's track record on delivery remains the first thing to check for a company this young.
Fifteen minutes from DIFC, two golf courses planned on the island
Dubai Islands, renamed in 2022 after previously being known as Deira Islands, ranks among the priority zones in the Dubai 2040 urban master plan. The developer states a 15-minute drive to DIFC and 20 minutes to Downtown, Business Bay and The Dubai Mall, with a new bridge cutting that to 10 minutes. The master plan calls for an 18-hole golf course, a 9-hole course, a beach club, a marina, an aquatic centre and a cultural district. Most of these amenities remain at the planning stage. The property's value will therefore depend in part on the pace at which Nakheel delivers this infrastructure, both before and after late 2027.
