Villa del Divos consists of a ground floor, two parking levels and 12 floors of apartments, on the Dubai Islands waterfront. Mr. Eight Development is selling one to five bedroom units there, with handover set for June 30, 2027. What sets this project apart isn't its size or its unit mix. It's the list of on demand services: Rolls-Royce cars, a motor boat from the Italian brand Riva, golf buggies, personal trainers and massages. Add balconies fitted with jacuzzis and bathrooms finished in Italian marble, and the project clearly positions itself as a boutique residence, far from the high density towers multiplying across the archipelago.

The brochure describes these as "a la carte" services, meaning they aren't bundled into the service charges. Residents book a car from the Rolls-Royce fleet, a day out at sea on a Riva, or a session with a personal trainer, then pay per use. The model resembles branded hotel residences, minus the actual hotel operator. For an investor, the practical question is the running cost of these perks and how they'll be managed long term: the document specifies neither the service provider nor the pricing. Worth checking before signing, since these amenities will factor into the property's rental appeal.

Roman travertine and Calacatta Viola in the bathrooms

Mr. Eight makes a point of the stone's provenance, sourced directly from Italian quarries. The developer names Silver Romano travertine for the floors and Calacatta Viola marble in the bathrooms. Fittings come from Tom Dixon and Antonio Lupi, a house founded in 1950 in Fucecchio, near Florence. The brochure even details the Borghi180 oval bathtub: 350 litre capacity, 155 kg empty. In the kitchen, appliances carry the SMEG name, and every apartment comes with a private balcony fitted with a jacuzzi, a feature rarely found at this price point on the island.

A club furnished with Cassina, Minotti and Lalique

The common areas follow the same brand name logic. The residents' private club is furnished with Cassina, Minotti and Lalique pieces, and the fitness room uses equipment designed in collaboration with Italian designer Antonio Citterio. There's also a beach club, an infinity pool facing the sea, a spa, a yoga studio, a meditation area and a water play zone for children. Concierge and security services run around the clock, with valet parking included. Direct access to a private beach remains the most concrete selling point for a buyer comparing this against second row developments.

A developer that designs and builds in house

Mr. Eight Development describes itself as a boutique developer handling design, development and construction without outsourcing to a general contractor. The leadership team is named: Alexandra Mogilevskaya as executive director, Emils Daujats as director, and Cynthia Chong heading sales. The company has picked up recognition from the Luxury Lifestyle Awards, a US based organization that ranks it among 100 developers worldwide. It also has Interstellar Tower underway in Jumeirah Village Triangle. The launch of Villa del Divos took place at The Royal Atlantis in 2025, with actor Adrien Brody in attendance, a marketing choice that tells you plenty about the buyer profile being targeted.

Formerly Deira Islands, 15 to 20 minutes from DIFC

Dubai Islands went by the name Deira Islands until its rebrand in 2022. The archipelago sits among the priority zones of the Dubai 2040 Urban Master Plan. The brochure lists two golf courses on the island (a 16 hole course and a 9 hole course, by its own count), a shopping mall and developed beaches. On travel times, the document isn't consistent: one page cites a 15 minute drive to DIFC, another says 20 minutes, with Downtown, Business Bay and Dubai Mall also at 20 minutes. DXB international airport sits at roughly 20 minutes as well, still one of the area's strongest selling points for a clientele that travels frequently.
