The undulating glass facade curves alongside Central Park and the adjacent retail boulevard. Prices range from AED 2.66 million to AED 45.6 million for five-bedroom penthouses. Handover is scheduled for March 2028 under freehold tenure.
Eight levels facing Central Park
The structure comprises a ground floor, seven residential floors and a rooftop terrace. This moderate height stands out against the 14 to 20-story towers that populate the rest of the archipelago. Positioning opposite Central Park secures permanent visual clearance from neighboring developments. Floor-to-ceiling glazed balconies wrap around each unit, maximizing daylight while providing thermal insulation. The flowing architectural lines, free of sharp angles, evoke the lakeside villas of northern Italy that inspired the project name.

Penthouses include private pools and wraparound terraces facing the Arabian Gulf. This variety targets both end-users seeking waterfront living and investors hunting for short-term rental yields.
Hotel-grade housekeeping and on-site dining
Weekly cleaning, regular towel and linen changes come bundled with service charges. A dedicated concierge team handles reservations, airport transfers and bespoke requests. Mr. Eight Restaurant occupies the ground floor, serving Mediterranean cuisine to residents and external guests alike. High-speed broadband covers all common areas and private units. This service level places Villa del Garda in direct competition with serviced residences in Downtown or Palm Jumeirah, albeit at a lower entry price.
Shared mobility: cars, yacht, golf carts
Residents can book Rolls-Royce vehicles for city trips through the concierge desk. A Riva yacht moored at the nearby marina is available for sea outings on reservation. Electric golf carts handle short-distance travel within Dubai Islands. This shared mobility model reduces reliance on private cars and partly justifies the price premium over neighboring projects. Usage fees and booking protocols will be detailed in the final strata regulations.
