Chauffeured Rolls-Royce and a Riva speedboat: Mr. Eight sells services as much as square footage

Villa del Gavi comprises a ground floor, two podium levels and twelve floors of apartments. On Dubai Islands, that puts it squarely in the middle of the pack in terms of scale, nothing dramatic. So developer Mr. Eight Development is pushing a different angle: a fleet of chauffeur-driven Rolls-Royces, an Italian Riva speedboat, a membership to a private beach club and in-home massages. These perks are offered a la carte, meaning they're billed per use rather than folded into service charges. Handover is slated for December 15, 2027, on a freehold basis.

Hotel-style perks billed on a pay-per-use basis

The brochure positions the Rolls-Royce chauffeur service as the project's signature offering, available for airport runs or late-night trips home. The Riva speedboat, built by the storied Italian boatyard, rounds out the offering on the water. On top of that come 24-hour concierge, valet and bellhop service, and access to a private beach club. The key thing for a buyer to understand: all of this sits in an optional catalogue rather than being included as standard. Before signing, it's worth asking for the pricing sheet, the identity of the operator, and how long the developer is actually committed to running these services after handover.

Fifteen levels, natural stone and Mediterranean lines

The exterior design draws on a Mediterranean vocabulary. The facade pairs clean lines with natural stone cladding and dense landscaping meant to tie the building into the waterfront. Inside, the developer promises floor-to-ceiling windows facing the Gulf, private balconies for every unit, and bedrooms with en-suite bathrooms. Kitchens will come fitted, though the appliance brand hasn't been specified at this stage. On the amenities side, there's an infinity pool facing the coastline, a gym, a spa, a clubhouse reserved for residents, and a lobby.

From two to four bedrooms, simplex or duplex

The unit mix starts at two bedrooms. There are no studios or one-bedroom units, which rules out from the start any buy-to-let investor looking for a low entry price point. The range tops out at four bedrooms, with some units configured as duplexes. The mix is clearly aimed at families, whether full-time residents or second-home owners, who want space and hotel-style service without actually living in a hotel. The brochure leans into the line that "luxury starts with space," a phrase that sums up the project's commercial positioning.

Vastu Shastra as a planning rule

Mr. Eight Development takes its name from the number eight, a symbol of infinity in its marketing. The developer states that it designs every one of its projects according to Vastu Shastra, a traditional Indian system that governs the orientation of rooms, entrances and circulation paths. That choice speaks directly to Indian buyers, who make up a sizable share of the Dubai purchaser base. The firm is also behind Interstellar Tower in Jumeirah Village Triangle, which makes it a fairly young player with few completed projects to its name so far. Villa del Gavi launched at the Royal Atlantis in 2025 with actor Adrien Brody in attendance, and the project picked up a Luxury Lifestyle Awards 2025 trophy in the branded residences category. Both of those are marketing wins and neither one guarantees the construction schedule will hold.

Stated distances: worth checking against a map

The developer quotes 15 minutes by car to DIFC in one document and 20 minutes in another, with Downtown Dubai, Business Bay and the international airport all put at around 20 minutes. Those times assume smooth traffic across the bridges linking the archipelago to Deira. The description also claims Dubai Festival City is right next door, which is debatable given the actual geography. On firmer ground, the Dubai Islands master plan calls for two golf courses (an 18-hole and a 9-hole), a shopping mall, marinas and several beach resorts. Most of these amenities are still under construction, and their delivery timeline will shape how appealing the area actually feels in 2027.
