About this project

Just six floors in a neighborhood climbing to forty

Native Haus holds 162 units spread across six levels, with six retail units at ground level. In Jumeirah Village Triangle, where recent launches often top twenty or thirty floors, this scale stands out as a genuine outlier, not marketing talk. The developer, Native Properties, is a young brand backed by the Indian group Avighna, based in south Mumbai. Handover is scheduled for the third quarter of 2029, with a 30/70 payment plan that pushes most of the cost to the key handover. The launch is currently running as an expression of interest, and the developer notes that full details and the official date will be released later.

162 units versus 802 at neighboring Binghatti

The comparison with nearby towers puts things in perspective. Binghatti Flare 01 lines up 802 units across 40 levels, while Voxa stacks 29 floors above an office podium. Native Haus stays at townhouse height, and that changes several practical things for residents. Fewer apartments per floor, elevators under less strain, and a smaller owners' association, meaning easier decisions to track at building meetings. The trade off is well known: no sweeping views from upper floors and fewer heavy amenities than a podium tower would offer. Buyers here are paying for low density, not for a skyline view.

From a 37 sqm studio to a two bedroom with maid's room

The unit mix stays tight, with four layouts on offer. Studios range from 403 to 481 sq. ft., roughly 37 to 45 sqm. The standard one bedroom comes in at 664 sq. ft. (close to 62 sqm), while the version with a study spans 678 to 912 sq. ft., or 63 to 85 sqm, a wide gap suggesting fairly different layouts from one unit to another. At the top of the range, two bedrooms with a maid's room cap out around 1,035 sq. ft., about 96 sqm. There are no three bedrooms and no penthouses, which rules out larger families from the start. Worth flagging: the brochure is inconsistent, referring at times to "2 Bedroom + Study" and elsewhere to "2 Bedroom + Maids." Buyers should get this clarified with the seller before booking.

The home office as the main selling point

The only amenity listed so far is a coworking area, and the developer's messaging centers on the daily routine: focus, movement, rest. The presence of "1 bedroom + study" units points in the same direction. The product is clearly aimed at hybrid workers or freelancers who want to separate a workspace from the bedroom without paying for a full two bedroom unit. For a JVT tenant, often employed in Dubai Marina, Al Barsha or Dubai Production City, that kind of extra room tends to hold its value well. Still, the amenity list is short at this stage, and buyers will need the detailed documentation to know whether a pool, gym or outdoor spaces are planned.

30% before handover, 70% at completion

The payment schedule breaks down into six steps. Buyers pay 5% at booking, 5% within 30 days and then 10% within 60 days, meaning 20% is committed within the first two months. Two further 5% installments follow, in June 2027 and January 2028. The remaining 70% is due at handover, expected by late September 2029, with no post handover installments. This structure limits how much capital sits tied up during construction, but it also means securing financing or a resale well before the final deadline. The developer notes that pricing and terms reflect a launch offer that may change.

Avighna: 19 completed projects outside Dubai

Native Properties has little track record of its own in the UAE market. Its credibility rests on its parent company Avighna, which claims more than 25 years in business, 4.5 million sq. ft. delivered and 19 completed residential or mixed use projects, mostly in India. The group organizes its business into three arms: construction, real estate and investment. For an investor, the relevant question isn't whether the company can technically build six floors, but whether it understands local procedures (escrow accounts, RERA, subcontractors). Checking the project's registration with the Dubai Land Department remains the first step to take before any payment.

Under AED 700,000 for a foothold in one of Dubai's established residential communities: that is the pitch behind Native Haus, the flagship of Native Properties in Jumeirah Village Triangle (JVT). This emerging developer focuses on off-plan residential homes with a controlled entry price in a quiet, well-connected neighbourhood. Handover is targeted for September 2029. This guide reviews the project, the safeguards built into Dubai's regulatory framework and the checks every investor should run before committing.
