About this project
Halfway up the tower, a whole floor set aside for water and sport
Object One Real Estate Development made an unusual call with ELAR1S Sky: the 18th floor, sitting right in the middle of the building, is given over entirely to an infinity pool, a gym and an outdoor lounge. Residents also get a second amenity level above the parking podium, which spreads facilities across the building rather than stacking everything on the roof. The scheme totals 402 units across 37 residential floors, in District 3 of Jumeirah Village Triangle. At ground level, seven retail units line the base of the building. Handover is set for the fourth quarter of 2028, with projected service charges fixed at 15 AED per square foot. The name derives from the Greek "Aris", translated in the brochure as air and hope, and the glazed facade with its rounded lines follows that theme.
A pool suspended above the city, with a gym on the 18th floor
The 18th floor splits the tower into two residential blocks: floors 2 to 17 below, and floors 19 to 38 above. It holds just three amenities: the Sky Infinity Pool, the fitness studio and an open-air lounge. This layout works in favour of the lower-floor apartments, which get access to a pool with height and views without paying the premium usually attached to top-floor units. The podium level, meanwhile, is built for families. It includes a pool with Baja shelves (those shallow ledges where you can lie back in a few inches of water), a children's pool, an indoor play room and an outdoor play area. There's also a clubhouse, an open-air CrossFit zone, barbecue spots and landscaped gardens.
402 homes, from studios to two-bedroom units
The unit mix stays compact: studios, one-bedroom and two-bedroom apartments, with no three-bedroom units or penthouses on offer. This mix is clearly geared toward rentals, whether the target tenant is a young professional working in Dubai Marina or Al Barsha, or a couple hunting for a first purchase. The floor plans highlight floor-to-ceiling windows and high-end finishes, though the brochure doesn't specify brands or unit sizes. With 402 units, density stays moderate for a tower of this height. The 15 AED per square foot service charge should factor into any net yield calculation, since two pools, a clubhouse and a dedicated amenity floor don't come cheap to maintain.
Taller than Treppan Tower, less dense than Binghatti Flare
JVT has been climbing in scale over the past few years. Native Haus tops out at six floors and Treppan Tower at 27, while Binghatti Flare 01 reaches 40 habitable levels with 802 units. At 37 residential floors and 402 homes, ELAR1S Sky sits between these two extremes: it's one of the taller silhouettes in the district, but with roughly half the number of neighbours you'd find at Binghatti. Object One sticks to its naming convention here (a "1" slipped into the name, as with AUREL1A, V1STARA or ALTA V1EW) and reuses the vertical structure of its recent towers, with five stacked parking levels above a basement. Buyers will recognise a formula the developer has already tested elsewhere.
Smart lock and three tiers of virtual keys
The smart home features go beyond a vague sales pitch. Each unit controls lighting, temperature, music and security from a single interface. The front door opens with a smartphone or smartwatch. Owners can issue virtual keys across three permission tiers, for family, guests or service providers, with a log tracking who entered and when. For an investor handing the unit over to a short-term rental manager, this traceability avoids the hassle of physically swapping keys between guests.
District 3, between the E311 and the E44
JVT sits at the junction of Sheikh Mohammed Bin Zayed Road (E311) and Al Khail Road (E44), two arteries that connect to Dubai Marina, Downtown and both airports. The developer quotes 9 minutes to Dubai Miracle Garden, 15 minutes to Circle Mall and 17 minutes to Dubai Hills Mall. Palm Jumeirah is roughly 22 minutes away, and Legoland Dubai around 27. On the schools front, Sunmarke School is 2 minutes away and JSS International School 12 minutes. The area has no metro station, so a car remains a necessity, which the project's five parking levels confirm.
