68 two-bedrooms out of 76 units: Flora Shore bets almost everything on one layout

Of the 76 apartments that make up Flora Shore, 68 are two-bedrooms. The floor plans in the technical brochure make this clear: only six three-bedrooms and two four-bedrooms round out the offering, all grouped between the 8th and 12th floors. Calgary Properties is developing this building on Dubai Islands, with sales handled by Octa Properties. The building is mid-sized, with a ground floor, two podium levels for parking, twelve residential floors and a rooftop deck. All units are handed over finished and furnished, on a freehold basis. Completion is set for March 30, 2028.

A mix built for tenants more than for large families

The marketing materials describe a project geared toward families and couples. The numbers tell a more nuanced story. With close to 90% two-bedrooms, Flora Shore mainly targets a couple with one child, a relocating professional, or an investor looking to rent long term or short term. Larger units are scarce: only two four-bedrooms in total, one on the 11th floor and one on the 12th. That scarcity could work in favor of these units at resale, but a buyer looking for a large family apartment will find very few options. From the 2nd to the 7th floor, each level holds seven two-bedrooms, which makes for fairly dense corridors.

Four two-bedroom layouts, from 80 to 108 sqm of living space

The two-bedroom here isn't a single product, and that's where comparing the layouts becomes useful. Type A1 offers 866 sq ft of interior space (about 80 sqm) with two balconies, one of them 6.2 meters long. Type A2, at 922 sq ft, adds a walk-in closet and a laundry room. Type B (992 sq ft) features a 10.2-meter running balcony, a storage room and a guest toilet. Type C, the largest at 1,166 sq ft of interior space (about 108 sqm), includes a maid's room with its own bathroom, and its total area reaches 1,355 sq ft with the balcony. The size gap between A1 and C exceeds 25%, for the same number of bedrooms, which is worth checking closely on the plans before booking.

The coworking space is bigger than the gym

The layout of the common areas shows a deliberate choice. On the ground floor, the coworking space covers 1,139 sq ft (about 106 sqm), more than double the size of the indoor gym on the first floor, which is limited to 525 sq ft. The developer rounds out this level with a 1,036 sq ft indoor lounge, an outdoor lounge of similar size and a table tennis area. The first floor combines the adults' pool (1,200 sq ft), a kids' pool, a 430 sq ft kids' club and an outdoor gym. The rooftop hosts an open-air cinema, a yoga deck, a summer kitchen and a second outdoor fitness area.

A two-minute walk from the beach and Dubai Islands Mall

The plot runs along the Beach Walk on Island A. The brochure states a two-minute walk to the beach and the same to Dubai Islands Mall, a concrete selling point for tenants who don't want to depend on a car day to day. Island A's yacht marina sits two minutes away, and the golf course on Island C is ten minutes away. By car, DXB airport and Dubai Festival City are 18 minutes off, the Museum of the Future is 25 minutes away and Business Bay is 31 minutes away. Downtown and the Burj Khalifa are 35 minutes away, which places the project in the northern belt of Deira rather than in the orbit of the main business districts.

Calgary Properties up against the archipelago's established names

On Dubai Islands, Flora Shore sits alongside projects from Nakheel, Imtiaz, Azizi and Samana, often of comparable height (between eight and fourteen residential floors). Calgary Properties is a less well-known name, and the documentation provided doesn't detail its past handovers or other projects in the area. For an investor, this means checking the project's RERA registration, the associated escrow account and the actual progress on site before committing to anything. The timeline, with handover in March 2028, sits within the average for recent launches on the archipelago. The included furniture makes for a quick rental setup, provided the list of items is spelled out in writing in the contract.
