About this project

Amr Diab as headline act: One Development bets on a music-themed hotel-apartment

The name comes from a musical note and the figurehead is an Egyptian pop star. One Development markets Do Hotels & Residences as the world's first hotel built around music, inspired by singer Amr Diab, blending music, wellness and artificial intelligence. That's a marketing claim, and the developer remains the only one making it. Still, it says a lot about the project's logic. This isn't a standard residence with a few added perks. It's a building of hotel apartments fully managed by operator DO Hotels & Residences on Dubai Islands, with handover set for December 30, 2027. Buyers purchase a unit outright, on a freehold basis, destined to enter a structured rental pool.

Amr Diab's backing as the project's thread

The project brief sums up the concept in one line: stay, move and live to the rhythm. The music theme isn't limited to décor, since the program includes recording studios within the common areas. For an artist whose fan base spans the entire Arabic-speaking world, the bet is turning name recognition into occupancy rates. The target market is therefore regional, drawing visitors from Egypt, the Gulf and the Levant who respond to the brand. Whether this positioning holds up will depend on actual operations after handover, not just launch-stage marketing.

Two wings joined by a metallic core

The building stays low-rise: a ground floor plus seven residential levels. Its facade splits into two distinct volumes, linked by a central metallic core with wavy, undulating forms that serves as the visual signature. Large glazed openings and stepped, tiered balconies open the units toward the waterfront. This modest scale matches several neighboring developments on the archipelago, where the norm tends toward buildings under fifteen stories. No architect is named in the materials provided, so it isn't yet possible to attribute the design to a known firm.

Recording studios between the spa and the sports courts

The amenity list runs long, but three elements stand out. First are the recording studios, quite rare in a Dubai residence and consistent with the chosen theme. Next comes the spa, split into separate men's and women's sections with sauna and hammam, a layout well regarded by Gulf clientele. Third is the outdoor sports offering: padel, tennis, basketball, volleyball and football courts, alongside both an indoor gym and an open-air fitness area. A waterfront lobby, an outdoor pool with jacuzzi and a children's pool, a restaurant and a coworking space round out a program built for multi-day stays.

A hotel unit more than an apartment to live in

Unit types range from studios to three-bedrooms, with layouts billed as optimized for natural light and flow. Services follow a hospitality model: concierge, housekeeping, laundry, valet and round-the-clock security. The developer touts returns backed by the rental pool, though the project brief doesn't spell out the terms. A buyer should check three things before signing: the revenue split formula, the management fees charged by the operator and the number of nights allowed for personal use. This product is aimed mainly at buyers who don't plan to live on-site and want to hand off the rental entirely.

The beach two minutes away, Downtown fifteen

According to the developer, the beach sits two minutes away. Gold Souq metro station, Dubai International Airport and the Dubai Frame are listed at around ten minutes, Downtown Dubai and the Museum of the Future at fifteen, and Dubai Creek at twenty-five. These drive times reflect Dubai Islands' position just off Deira, connected to the mainland by road bridges. Airport proximity matters a great deal in a hospitality model, suiting both short stays and extended layovers. Compared with nearby projects like Ocean Pearl 2, also due in 2027, or Flora Isle, planned for 2029, Do Hotels & Residences doesn't stand out for its height or its timeline. Its difference lies in its hotel-style operation and its brand.
