Seaside is set for completion by 31 December 2026. On Dubai Islands, where several schemes are targeting 2027 or 2028, this ranks among the nearest handover dates on the market. Prestige One is building a freehold residential block of ten apartment floors, sitting above a ground floor retail level and a two storey podium. The unit mix is limited to three layouts: 1, 2 and 3 bedrooms. What sets the building apart is its stepped silhouette and a leisure offering that goes further than most in the area, including a mini golf course and an outdoor cinema.

Stepped facade, deep balconies and floor to ceiling glazing

The brochure describes a design built around clean lines and a series of setbacks. Each floor steps back slightly from the one below it. This layout cuts down on direct sightlines between neighbouring balconies and opens up sea view angles for the upper floors. Apartments come with floor to ceiling windows and generous balconies. At ten occupied floors, Seaside sits between the smaller beachfront buildings on the archipelago (Ocean Pearl's six floors) and the 20 storey towers at Bay Grove. The official section drawing lays out the stacking: retail at ground level, parking and podium on the first floor, residences above, topped by a rooftop terrace.

Dubai Islands Mall one minute away

The developer lists Dubai Islands Mall as one minute away by car, which positions Seaside more as a building within a shopping district than a standalone beachfront residence. Dubai Islands beach is 6 minutes away and the marina 7 minutes. Souq Al Marfa, Centara Mirage Beach Resort and Riu Palace Dubai Island are all given as 5 minutes away, putting the project right next to the archipelago's hotel district. On the mainland side, Deira's Waterfront Market is 7 minutes away and Dubai Hospital 8 minutes. The international airport (18 minutes) and Downtown Dubai (20 minutes) are both reachable without crossing the entire city.

Two spa pools, mini golf and a lawn cinema

The amenities list goes beyond the usual pool and gym combination. Alongside the main pool, the brochure mentions two separate spa pools, a kids' splash pool with fountains and a play area. The mini golf course gets a full page in the document, a sign that the developer treats it as a genuine selling point. An outdoor cinema set on a lawn rounds out the leisure offering, next to a barbecue area. On the practical side, covered parking includes EV charging points, and the gym has its own dedicated changing rooms.

Kitchen islands across the 1, 2 and 3 bedroom units

Prestige One fits a kitchen island into every layout, including the one bedroom apartments. That's an unusual choice for this size of unit, where kitchens are typically reduced to a single run of counter. Appliances come built in, and a smart home system is included in every unit. The material boards reference fluted glass, leather clad joinery, tinted glass and tiled backsplashes, all in a light colour palette. The lobby, described as double height, follows the same design language with metal finishes and mirrors.

Prestige One's third address after Sports City and Bukadra

Prestige One points to several billion dirhams in real estate investment since 2007. The Dubai based developer is also working on Golf Residences, facing the Els Club in Dubai Sports City, and Parkway, a 32 storey tower in Bukadra. Seaside is the smallest of these three high rise schemes. It is aimed mainly at expat families and buyers looking to rent out units near the archipelago's hotels. The absence of studios in the mix, combined with the focus on amenities for children, suggests the project is built primarily for year round occupancy rather than short term rentals. For investors, the near term handover date shortens the period capital sits idle before rental income starts, provided the build stays on schedule.
