About this project
Reportage Properties goes high rise on Abu Dhabi's financial island
The brochure's technical sheet lists a total height of 143.40 metres for Reportage Tower. For this developer, that's a departure. Reportage Properties built its name mostly on townhouses in Dubai Investment Park and mid rise buildings in Masdar City or Saadiyat. Here, the company stacks 36 residential floors on top of a retail and parking base, on Al Maryah Island, the financial free zone that hosts ADGM (Abu Dhabi Global Market). The scheme counts 280 homes and 12 retail units, with handover set for December 23, 2028. On an island where Jumeirah and St. Regis have already planted branded residences, Reportage arrives with a product carrying no hotel name. The pitch here rests instead on outdoor space and parking.
143 metres on a 4,362 sqm plot
The plot measures 4,361.65 sqm, a modest footprint for a building of this height. The developer built vertically as a result, stacking several levels before the first residential floor: two basements, a lower ground floor, two podium levels and an upper ground floor. The 36 residential floors follow. The brochure bills the building as one of the tallest residential towers on the island. No architect is named. Renderings show fully glazed facades and landscaping across the podium levels, a common choice on this waterfront now.
Two layouts cover 263 of the 280 homes
The scheme rests almost entirely on two products: two bedroom simplex apartments and three bedroom duplexes. Together they add up to 263 units. The remaining 17 units form a separate category: four bedroom duplex penthouses, and four or five bedroom triplex townhouses with private parking spaces. There is no studio or one bedroom in the tower. That marks a clear break from most towers in the area, which target short term rentals to young professionals first. Here, the smallest unit is already a family home.
Up to 142 sqm of terrace on the lower floors
The two bedroom layouts, from the 1st to the 6th floor, make up the most interesting part of the brochure. Type A shows 800 sq ft of interior space (around 74 sqm) and a 240 sq ft balcony (around 22 sqm). Type B keeps roughly the same interior footprint, but its outdoor space ranges from 256 to 1,525 sq ft, up to 142 sqm of terrace. Types C and D climb to around 84 sqm of interior space, with 36 to 72 sqm of outdoor space depending on orientation. These gaps come from the podium rooftops, which the developer turned into private terraces. A buyer comparing units should check outdoor space before total size, since that's what drives the numbers up or down.
442 covered parking spaces and five elevators
The tower offers 442 covered parking spaces for 292 units in total, retail included. That works out to about 1.5 spaces per unit, and every home gets one private space. On the elevator side, four large cabs and one service lift cover 36 floors. That ratio is worth checking, since it works out to roughly 70 homes per elevator at peak times. Amenities include a large pool, a gym, water features, shaded areas and a landscaped garden, placed on the 4th floor according to the description. The stated finishes are standard for this segment: double glazing, central air conditioning, built in wardrobes and fiber optic connectivity.
Between ADGM, the Galleria and Cleveland Clinic
The tower sits directly on the Al Maryah promenade. Restaurants and cafes will occupy the promenade level, with shops on the upper ground floor. The Galleria Al Maryah is a few minutes away, on foot or by car, and Cleveland Clinic Abu Dhabi sits on the same island. Abu Dhabi Mall and Al Reem Beach are about five minutes away, Saadiyat and the Louvre Abu Dhabi fifteen minutes, and the international airport thirty five. The target buyer profile is fairly clear: expat families working in finance or healthcare on the island, and investors looking to rent to that same crowd year round. The zone's freehold status lets foreign buyers own outright, as with other projects on the island.
