165 units, a single penthouse and a roster of hotel-branded services

The tower holds 165 units, only one of which carries the penthouse label. SAAS Properties, an Emirati developer known mainly for its Dubai portfolio, uses The Ritz-Carlton Residences as its first branded address on Al Maryah Island, home to the ADGM (Abu Dhabi Global Market). Construction is targeting completion in March 2030. No official sales launch date has been set and pricing has yet to be announced. What sets the project apart on an island already dotted with hotel-branded residences has less to do with the tower itself than with what the brand attaches to it: a residential service model codified by Marriott, plus perks that extend well beyond the building.

Killa Design draws a finned facade

The architecture is in the hands of Killa Design, the Dubai firm behind the Museum of the Future. Here, the practice goes for a slender silhouette and a facade worked in depth. Vertical fins, perforated screens and louvers filter sunlight while preserving privacy inside the units. Continuous balconies and deep terraces cast shade over the glazing, a practical choice given Abu Dhabi's climate. Living rooms get floor-to-ceiling glass, and the main suite opens straight onto the terrace. Inside, London studio Tara Bernerd & Partners, which has worked on hotels from Paris to Osaka, promises a restrained palette with materials chosen to make a statement.

Duplexes from two to four bedrooms

The lineup runs from one-bedroom apartments to four-bedroom units, with one notable twist: the two, three and four-bedroom layouts are also available as duplexes. For a tower of 165 units, this much two-story housing stock is unusual enough to flag. It targets buyers after villa-scale square footage without leaving the business district. The floor plans in the brochure highlight a kitchen built around a central island, opening onto the dining area. The master suite comes with a walk-in closet and an en-suite bathroom. The single penthouse tops the building off and, at this stage, is not among the units listed for sale.

Indoor golf, a cold plunge pool and an indoor pool

The amenities list runs long, but three items stand out. The executive golf lounge features a simulator reproducing well-known courses, a nod to ADGM professionals short on time. The wellness area pairs an outdoor pool with cabanas, an indoor pool, a cold plunge pool, a sauna, a jacuzzi and treatment rooms. Families get a dedicated kids' pool and a play area. On the work side, a coworking lounge and a meeting room round out the offer. Private elevators serve the residences, and guest suites accommodate visitors.

Ritz-Carlton service, with its limits

Owners get access to the Onvia platform, Elite status in Marriott Bonvoy and priority access to The Ritz-Carlton Yacht Collection. The brochure lists several dozen services: valet parking, restaurant bookings, move coordination, private chefs, pet sitting and upkeep of vacant units. One footnote, though, deserves attention. À la carte services are arranged through the concierge but are generally delivered by third parties unaffiliated with Ritz-Carlton, and billed separately as a result. The guest suites belong to the owners' association. For an investor, that means homeowners' association fees worth watching closely once the budget is published.

One minute from Cleveland Clinic and the ADGM

The developer cites a one-minute drive to Cleveland Clinic Abu Dhabi, The Galleria mall and the ADGM. The Saadiyat cultural district sits seven minutes away, NYU Abu Dhabi eight. Zayed International Airport is 25 minutes out. This tight radius mainly draws finance professionals, expatriate medical staff and families after schools, hospitals and offices within easy reach. Competition is direct: The St. Regis Residences and Jumeirah Residence are chasing the same buyers on the same island. With 165 units, the Ritz-Carlton project is betting on a smaller ownership base than its neighbors and on the Marriott loyalty program as its point of differentiation.
