The collaboration with St. Regis brings Marriott's hospitality standards to a freehold ownership structure. Units range from one-bedroom apartments to duplex penthouses, all featuring floor-to-ceiling glazing facing either the canal or the city skyline. Handover is scheduled for Q4 2028, with a 50/50 payment plan spread across eight installments before completion and the balance due on key collection.

Walking distance to Galleria, Zuma, and Cleveland Clinic

The location eliminates car dependency for daily errands. Cleveland Clinic, a major regional hospital, sits within a five-minute walk. The Galleria mall offers 400 retail outlets and restaurants including Zuma and Nusr-Et. Across the canal, Saadiyat Island houses Louvre Abu Dhabi and the future Guggenheim. Sheikh Zayed Tunnel connects the island to the mainland and the airport corridor. Butler service, doorman reception, and priority booking for amenities come standard. This branded residence model appeals to investors targeting furnished rentals or buyers seeking turnkey luxury for occasional personal use.

Infinity pool, golf simulator, private cinema

Common areas exceed typical Abu Dhabi tower offerings. The rooftop infinity pool overlooks the canal, complemented by an indoor pool and deck lounge. A golf simulator serves the business crowd accustomed to club memberships. The Sanctuary Spa includes treatment rooms, a yoga and Pilates studio, and a multi-level fitness center. A private cinema, library, and boardroom-equipped coworking space add utility for residents working from home or hosting clients. 50/50 payment: eight installments before handover

Buyers commit to 50% of the purchase price across eight payments from reservation through June 2028. The breakdown starts with 10% on booking, followed by increments of 5% to 10% at six-month intervals. The remaining 50% falls due upon handover in Q4 2028. This structure limits pre-completion exposure while locking in today's pricing. It also allows buyers to arrange mortgage financing only at handover, avoiding interim interest charges. The absence of post-handover terms may deter some investors, but it signals developer confidence in absorption at the luxury tier.
