About this project
Just six floors, and a promised sea view for every apartment
Ocean Pearl rises six storeys above a podium. That's the scale of a beachfront block, not a tower. Samana Developers is selling one to four bedroom apartments here on Dubai Islands, the man-made archipelago Nakheel is building off the coast of Deira, with handover scheduled for 31 March 2027. The brochure makes a specific claim: every apartment faces the ocean. On a building this low, that promise rests entirely on the orientation of the floor plan and on whatever gets built in front of it, something worth checking against the site master plan before putting down a reservation.
A low-rise format, unusual in Samana's portfolio
Samana Developers built its name in Jumeirah Village Circle, Arjan and Dubailand with buildings running from 10 to 35 storeys. Ocean Pearl does the opposite, with six residential levels sitting above a podium that houses parking and part of the amenities. The facade works with horizontal lines and wide glazing facing the water. A low-rise building means fewer units per floor and so a smaller owners' association. For a buyer, that generally translates into less foot traffic in common areas, but also service charges split among a smaller number of owners.
From one bedroom to four, with private pools on some units
The unit mix runs from 1 bedroom to 4 bedrooms, ruling out studios aimed at short-term rental. The mix clearly targets settled households or expat families rather than investors chasing the lowest entry ticket. The brochure mentions apartments with private pools, a feature Samana has used on its balconies for several years. Not every unit necessarily gets one, and the exact list of qualifying units still needs to be confirmed with the sales agent. The project is sold freehold, like the rest of Dubai Islands, open to foreign buyers.
Travel times worth reading with caution
The brochure lists Port Rashid at 10 minutes, Dubai Creek and Deira at 15 minutes, Dubai International Airport (DXB) and JBR The Walk at 20 minutes, and the Gold Souq and Heritage Village at 25 minutes. These figures assume driving and smooth traffic. The marketing copy also places Dubai Canal and a metro line "5 minutes on foot" away, a claim hard to take literally for an island connected to the mainland by road bridges. The real geographic advantage lies elsewhere: proximity to the airport and to old Dubai, something few beachfront neighborhoods offer. Marina and JBR, by comparison, sit more than 40 minutes from DXB during peak hours.
Cinema, spa and splash pad for a small owners' association
The amenities list runs long for a six-storey building. There's a cinema room, a spa with shared sauna and jacuzzi, a yoga studio and two gyms, one indoor and one outdoor. Kids get a play area and a splash pad, a small ground-level water jet space better suited to toddlers than a standard pool. On top of that there's concierge service, valet parking, a barbecue area, a jogging track and smart home systems in the units. That level of service, spread across a small number of units, will weigh on annual service charges, a figure worth pinning down precisely before signing.
Blue Flag beaches and a first phase ahead of Ocean Pearl 2
Samana highlights nearby Blue Flag certified beaches, a distinction awarded to several of Dubai Islands' public beaches since they opened. The archipelago is still very much a construction site, though: Hatimi Residences, TIVANNO, Beach Walk Residence and Edgewater are all rising in parallel, with handovers staggered through 2028. The developer has already launched a follow-up, Ocean Pearl 2, on the same stretch. That second phase suggests demand for the first was judged strong enough, but it also adds comparable supply nearby by the time owners look to resell. The March 2027 deadline and the payment plan marketed as flexible should both be checked against the construction progress logged with the DLD.
