About this project
Three layouts with a private pool, one without: the floor plan grid at Ocean Pearl 2
Of the four typical floor plans Samana Developers has released for Ocean Pearl 2, three come with a private pool. The 1, 2 and 4 bedroom units each get one, while the 3 bedroom unit is handed over without a pool. That detail says a lot about the developer's approach, since Samana has turned the balcony pool into its signature feature across Dubai and is applying it here to a six storey building sitting on a podium, on Dubai Islands. The project is on track for handover on 30 December 2027, on a freehold basis. The name itself signals a second address under the Ocean Pearl banner, putting Samana among the developers who are returning to the archipelago rather than making a single, one off appearance there.
Six storeys on a podium, facing the water
The building stays low rise. Six residential floors above a base is fewer than Flora Isle (seven storeys) or Zephyra Residences (ten storeys), both neighbours on Dubai Islands. That scale caps the number of units and, by extension, how busy the common areas get. The facade relies on large glazed openings and horizontal lines, with balconies that house the private pools. The podium itself serves as the technical base and carries the shared amenities. For a buyer, the practical upshot is simple: fewer neighbours sharing each elevator, and upper floors that still feel close to ground level and the waterfront promenade.
The three bedroom unit, the only layout without a pool
The range runs from 1 to 4 bedrooms, which opens the project up to solo renters as much as larger families. The 1 bedroom with pool is the easiest product to read from a rental standpoint, pairing a low entry price with a clear selling point in any listing. The 4 bedroom with pool is clearly aimed at owner occupiers. The 3 bedroom without a pool sits in between, and should logically come in at a lower price per square foot. It's the unit to watch for buyers who prioritize floor area and family living over a private amenity. Detailed plans appear in the brochure, but exact unit sizes aren't included in the materials provided.
Spanish porcelain and German hinges in the kitchen
The brochure is more specific about finishes than about floor areas. Kitchens come with soft close mechanisms from German brands, along with countertops and backsplashes in Spanish porcelain tile. Interior doors have solid cores made in Europe. Hardware is matte black, from Devon & Devon or equivalent. That "or equivalent" wording is a standard clause worth pinning down in the reservation contract. Bedrooms are described in neutral tones, and a smart home system is included as standard.
Technogym for fitness, open air cinema on the podium
Samana has chosen Technogym for the indoor gym, fitting it out with cardio and strength equipment from the Italian brand. An outdoor gym and a yoga studio round out the fitness offering, alongside a jogging track. On the relaxation side, the program includes a spa, sauna and shared jacuzzi, in addition to the main communal pool. Families get a playground and a splash pad for younger kids. An indoor cinema, an outdoor cinema, a barbecue area, concierge service and valet parking complete a fairly long list of amenities for a building of this size.
Port Rashid ten minutes away, DXB airport twenty five
Based on travel times supplied by the developer, Port Rashid and the metro line are 5 to 10 minutes away. Dubai Creek and the Deira corniche sit between 10 and 15 minutes out, and Al Mamzar Beach between 15 and 20 minutes. Dubai International Airport, the Gold Souk and Heritage Village are all listed at 20 to 25 minutes. These figures remain marketing estimates, sensitive to traffic on the bridge connecting the archipelago to Deira. What matters most is the contrast they reveal: Dubai Islands sits on the old city and airport side, far from the Marina and JBR cluster, which draws a different kind of buyer.
Handover set for 30 December 2027
Keys are scheduled to be handed over on 30 December 2027. For a low rise, six storey building, that timeline is in line with typical delivery schedules in the market. Samana has several projects underway in parallel across Dubai, from Dubailand to Majan, and its ability to hit deadlines across that whole portfolio is worth keeping an eye on. A careful buyer will want to check the escrow account and the construction progress reported to the DLD before making any significant payment. The project targets two types of buyers: investors looking for small units with pools for rental income, and families wanting a 3 or 4 bedroom home near the sea on the Deira side.
