About this project

On the first floor of Tomorrow 166, some terraces are bigger than the apartments themselves

Unit 101 at Tomorrow 166 has 1,153 square feet of interior living space (about 107 sq m) and a 1,801 square foot terrace (about 167 sq m). On this particular layout, the outdoor area outsizes the indoor footprint by more than half. That deliberate imbalance sums up the approach Tomorrow World Real Estate Development has taken on Island A: a small building of 50 apartments where outdoor space carries as much weight as the enclosed square footage. The building rises as G+P+7 (ground floor, podium and seven residential levels), with four retail units at ground level. Handover is scheduled for May 31, 2027, on a freehold basis.

50 apartments and 4 shops, nothing more

The brochure calls it a "low-rise, low-density" building, and the numbers back that up. Typical floors hold eight apartments, the first floor six, the top floor four. For context, Nakheel's master plan allows for 38,479 homes across the five islands that make up Dubai Islands. With 50 units, Tomorrow 166 accounts for less than 0.2% of that total. For an owner, that translates into shared common areas split among few households, and a resale process that won't compete against dozens of identical listings in the same building.

From 871 to 2,954 square feet, terrace included

The scheme is split across three layouts: one, two and three bedrooms, with a maid's room on some plans. The smallest unit, a 1-BR-B on a typical floor, offers 724 square feet indoors (about 67 sq m) with a balcony of 137 to 147 square feet. The first floor is a different story: unit 106, a two-bedroom of 1,142 square feet, comes with a 1,331 square foot terrace. On the seventh floor, two 2-BR-C units of 1,426 square feet (about 132 sq m) and two three-bedroom units of 1,297 square feet each get more than 1,100 square feet of outdoor space. One detail worth noting: the three-bedroom unit there is actually smaller than its two-bedroom neighbor, which points to tighter room sizes. All units are sold unfurnished.

A facade shaped after the dragonfly

No architect is credited in the documentation, but the intent is clear enough. The facade's curved forms and projecting balconies echo a dragonfly's wings and slender body. The earth-toned exterior picks up on the sandy hues of the coastline. Windows are wide and layouts open, which helps bring natural light into the living rooms. This organic language stands apart from the rectilinear towers that still dominate much of the archipelago.

Pool, gym and lounge facing the park

The building sits next to the community's central park, and the podium amenities make the most of it. The gym, glazed from floor to ceiling, looks out over the greenery and the terrace, with cardio, weights and functional training zones. The multipurpose lounge combines a reading corner, a drinks bar and a room for private events. For families, the developer has planned a main pool, a kids' pool with water play features and an indoor playroom with soft flooring. There's also a spa, a butler service and, for owners and residents, access to a private yacht club.

Four minutes from the Gold Souk, twelve from the airport

Island A sits at the mouth of the Creek, facing Deira. The developer quotes 4 minutes to the Gold Souk and the Waterfront Market, 12 minutes to Dubai International Airport (DXB) and 15 minutes to Burj Khalifa. Dubai Creek Harbour is 16 minutes away, Burj Al Arab 25. This puts the project closer to old Dubai than to the Marina, which should appeal to buyers working around Deira or Downtown. The surrounding area remains a work in progress: Nakheel is planning 21 km of beaches, 9 marinas and two golf courses there, to be delivered over several years.

Who's buying here

The large units on the first and seventh floors clearly target families ready to live outdoors, on terraces sized like gardens. The 1-BR units on typical floors are more geared toward rental investors looking to capitalize on the proximity to the airport and the park. The butler service and yacht club access add appeal for mid-term furnished rentals. One thing to watch: the value of these terraces will depend on their orientation and how occupants actually use them given Dubai's climate.

Tomorrow World Real Estate Development

Missoni-designed residences on Dubai Islands, sail-inspired waterfront homes and two office towers in International City make up the portfolio of Tomorrow World Real Estate Development. The developer blends fashion-house design with pragmatic commercial investment. It was founded in 2022 as the real estate arm of Dubai-based Tomorrow World Group. As a boutique developer, it draws on its parent's 20 years of trading and investment experience. Payment plans range from 20/80 to 60/40, with entry points from around AED 698,800. Together, these give investors an early-stage opportunity in the UAE property market.
