Delivered furnished, fifteen minutes from DXB: Wellington's coastal bet on Dubai Islands

Ocean Walk is scheduled for handover on 30 December 2027, and the brochure states that units will be delivered furnished. That detail matters more than it might seem on an archipelago where many buyers are aiming to rent out from day one. Wellington Developments, better known for its villa projects in MBR City, is here putting forward a mid-rise residential building ranging from 1 to 3 bedrooms. Every unit is marketed as having a sea view. The project is freehold, as is the case across Dubai Islands developments. What remains to be seen is how it sets itself apart from an already crowded field of neighbours.

Deira Mall six minutes away, the airport in fifteen

Ocean Walk leans on its closeness to old Dubai rather than on island seclusion. According to the developer, Deira Mall is a 6 minute drive away, Waterfront Market 8 minutes, the Dubai Islands beach 9 minutes and the archipelago's marina 10 minutes. Dubai International Airport (DXB) is roughly 15 minutes away. For an owner renting to business travellers or transiting families, that journey time to DXB carries more weight than any 3D render. It's worth noting, though, that these figures assume smooth traffic on the bridges connecting the islands to Deira, which isn't a given during peak hours.

A shape carved across eleven levels

The building comprises a ground floor, two podium levels, eight residential floors and a rooftop. Wellington describes a facade of rounded volumes, said to evoke rock smoothed by the waves. Behind the marketing phrase sits a familiar approach on the archipelago: curved lines and balconies designed to catch the light and the coastal views. The architect's name isn't disclosed in the documents reviewed. The height stays modest, which limits the number of units per floor and makes the building less dense than the twenty-storey towers standing closer to the marina.

Three layouts, all facing the Gulf

The programme is limited to 1, 2 and 3 bedroom units, with no studios or penthouses announced. Master bedrooms come with floor-to-ceiling windows facing the coastline, per the developer's description. Furnished handover simplifies the letting process: no fit-out delay, no decorator quotes to chase from abroad. A private jacuzzi appears on the amenities list, though the documents don't specify which units include one. That's a question worth asking before reservation, since the rental value gap between a unit with and without a private plunge pool is real on Dubai Islands.

Padel, zen garden and rooftop pool

The amenities list runs long, but three elements stand out. The padel court answers a demand that has grown strong among Dubai's expat residents, where the sport has overtaken tennis in many recent communities. A yoga and meditation space, extended by a zen garden, gets more prominence than usual in the project's marketing. The rooftop pool, with its pool deck and lounge, makes the most of the open outlook from the top level. There's also a mini-golf course, an open-air cinema, a shared gym, a coworking space and children's play areas, which broadens the target audience beyond childless couples.

Wellington, from MBR City villas to the archipelago

Wellington Developments made its name with villa projects, including Wellington Grand Villas and its 22 properties facing the lagoon in MBR City's District 11. Ocean Walk marks a shift in scale and format: an apartment building on a waterfront site. The brochure mentions an instalment payment plan, with no public breakdown of the share due after handover. With keys expected at the end of 2027, the timeline places Ocean Walk in the same wave as several Dubai Islands neighbours. Investors would do well to compare actual construction progress and payment terms across projects before committing.
