Offices at the bottom, villas at the top: the layered tower from 77 Shades of Green

Four office floors sandwiched between a health club and nineteen levels of apartments: 77S Tower does not follow the usual template for residential towers in Business Bay. Developer 77 Shades of Green Real Estate Development stacks retail, commercial floor plates, homes and, right at the top, five-bedroom Sky Villas furnished by Bentley Home, all within a single structure. The building sits on four basement levels and rises roughly thirty storeys above ground, rooftop included. Handover is set for December 31, 2028. The project is sold freehold, in line with the rest of the district. For an investor, the real question is less about the location, already highly contested, than about whether this vertical stacking holds together and whether a developer with a limited track record can deliver it.

Two amenity floors used to break up the tower

The stacking reads from bottom to top. Above ground level come three podium floors, then a first amenity level housing the Health Club, then four office floors. The nineteen standard residential floors follow, up to a technical level. Above that, a second amenity floor holds the Sky Park, which acts as a base for the final four levels reserved for penthouses and Sky Villas, before the rooftop. This layout draws a clear line between residents on the standard floors and those at the top. It also separates office traffic from residential traffic, which will require far more careful management of lifts and access points than in a purely residential tower.

Cantilevered pools on a glass facade

The facade is a full-height glass curtain wall, uninterrupted from floor to floor. The developer has worked in vertical gardens, a nod to the company name, along with cantilevered glass pools that jut out from the tower's profile. This is the most visible feature from the street and from the Dubai Water Canal. No architecture firm is named in the available documents. Full glazing in Dubai's climate also raises questions about cooling costs and maintenance, points a buyer would do well to clarify before signing.

From two-bedroom units to the five-bedroom Sky Villa

The residential mix spans a wide range. Standard floors offer one and two-bedroom apartments fitted with built-in home automation and convertible kitchens, designed to open up or close off depending on use. Penthouses range from two to four bedrooms and each comes with a private outdoor jacuzzi. The five-bedroom Sky Villas stand apart with a "sky backyard," a private hanging garden, and furniture supplied entirely by Bentley Home, the furnishing line of the British carmaker. Business Bay already has several towers tied to luxury brands, from Bugatti to Jacob & Co. Here, the branding stays confined to the top segment rather than serving as the concept for the whole tower.

Al-Ghaf Sky Park, a climate-controlled garden in the sky

The most distinctive amenity is named after a desert tree. The Al-Ghaf Sky Park is a temperature-controlled hanging garden, which keeps it usable through summer, when Dubai's outdoor terraces become unbearable. Below it, the Health Club groups together an infinity pool, a climbing wall, aquariums and an open-air cinema. The full amenity list runs long: padel, tennis, a golf simulator, a cigar lounge, a coworking space, a dog park and EV charging points. Coworking takes on a particular meaning in a tower that already houses offices, since it lets residents work without ever leaving the building.

One minute from the water taxi, three from the metro

The water transport station is one minute away, according to the developer, with the Business Bay metro station at three minutes. Dubai Mall and Burj Khalifa are listed at five minutes, DXB airport at a quarter of an hour. These travel times are broadly in line with many neighbours in the district, where DAMAC, Omniyat, Binghatti and Ellington deliver projects on a regular basis. The real point of difference here comes down to the developer. 77 Shades of Green does not have the delivery track record of those competitors in the area, and the late 2028 deadline leaves more than two and a half years of construction ahead. The target buyer profile looks twofold: professionals who want to live and work in the same building for the smaller units, and wealthy families or wealth-focused buyers for the Sky Villas.
