Vega splits its spa facilities by gender, and that's the real selling point

At Vega, the sauna, jacuzzi and steam room each come in two separate versions, one for men and one for women. Few buildings in Dubai Sports City go this far in separating wellness spaces. Acube Development bills this as its third project. The tower consists of a ground floor, three podium levels and 18 residential floors, split between studios and one to three-bedroom apartments. The brochure lists more than 35 amenities and sets handover for May 13, 2027. The name comes from the brightest star in the Lyra constellation, and the developer has kept the same celestial naming theme for other projects in its lineup.

Saunas, jacuzzis and steam rooms, each in duplicate

The developer puts privacy front and center, and the amenity list backs that up. There's a sauna, jacuzzi and steam room reserved for women, plus an identical trio for men. That setup eats into podium floor space, but it answers real demand from a segment of buyers from the Gulf and South Asia. The remaining water features stay unisex: a rooftop sky pool, a kids' pool, a waterfall, a "water cave" and a sensory water therapy walk. Altogether it reads more like a small wellness center than the standard slab-top pool found in most buildings in the area.

Pickleball, a cricket net and a gamers' lounge

The sports offering fits squarely with Dubai Sports City's identity. Vega includes a pickleball court, a cricket net area, a CrossFit zone, a jogging track, a gym, and Pilates and yoga studios, one of them outdoors. The cricket net makes sense here, less than five minutes from Dubai International Cricket Stadium. Families get three separate play areas (toddlers, indoor, outdoor) and a children's library. For adults working from home, there's a coworking lounge, a multipurpose room and a gamers' lounge. An outdoor cinema rounds out the amenity list.

Facial recognition and license plate reading

On the technical side, Vega goes beyond standard CCTV. Building access runs on facial recognition, and the covered parking is fitted with an ANPR system that automatically reads license plates. EV charging points are planned. Apartments are handed over fitted out and furnished, with a smart home system. The brochure also notes Vastu-compliant design, following Indian orientation principles, a detail that carries real weight for the sizeable Indian buyer base in this area.

City Centre Meaisem three minutes away

The nearest useful retail stop is City Centre Meaisem, three minutes away by car according to the developer. Dubai Hills Mall and Circle Mall JVC are listed at 13 and 14 minutes, Mall of the Emirates at 20 minutes. On schools, the brochure cites The Royal Grammar School, Dwight School Dubai and the Australian International School at around eight minutes, then Sunmarke and GEMS Metropole at ten minutes. For healthcare, HMC and Medcare sit at nine minutes, Mediclinic Parkview at eleven. The neighborhood remains car-dependent, with no metro station nearby, and the quoted drive times to Downtown (15 to 25 minutes) assume smooth traffic on Al Khail Road or Sheikh Mohammed Bin Zayed Road.

A developer still early in its track record

Acube Development presents itself as an established player, but Vega is only its third project. The brochure's project map also features Adhara Star and Electra, and the brand is marketing Zeta in Liwan as well, also sold furnished. That leaves buyers with a fairly short delivery history to judge on timelines and finish quality. The rental yield figure quoted for Dubai Sports City (6 to 10%) is worth checking against actual rents on completed buildings in the area. Freehold status, meanwhile, is standard across the zone. The real differentiator here remains the gender-split amenity program, more extensive than what neighboring projects offer.
