Of the 156 units at Fairway Residences, 66 are two-bedroom apartments, or 42% of the scheme. That's a high share for Dubai Sports City, where recent buildings have leaned heavily toward studios. The building, marketed under the name Golden Bridge, comprises a ground floor, a podium, 14 residential floors and a rooftop terrace. Prescott has set handover for June 13, 2027. Ownership is freehold, as it is across this area open to foreign buyers. The brochure leans hard on the golf course views, but it's the unit mix that tells the real story about who this building is for.

42 studios, 6 three-bedroom units: the mix in detail

The scheme breaks down into 42 studios, 42 one-bedroom apartments, 66 two-bedroom units and just 6 three-bedroom units. Small units (studios and one-beds) account for 54% of the total, a fairly standard level for a building built with rental tenants in mind. The two-bedroom block, though, changes the picture. It's aimed at couples with a child or working professionals sharing a flat, two profiles known to sign longer leases in Sports City. The six three-bedroom units are a marginal category and will be scarce on resale. Anyone after that layout should move early.

Some units delivered furnished with smart-home tech

Prescott states that certain apartments will be handed over fully furnished and fitted with a Smart Home system. The brochure doesn't specify how many units this applies to, a detail worth confirming before booking. Open kitchens come with branded appliances and natural stone countertops. Bathrooms feature rain showers, and living rooms open onto a private balcony through floor-to-ceiling windows. Interiors stick to a palette of warm beige tones. For a landlord, a unit that's furnished at handover shortens the time needed before the first tenancy can start.

Infinity pool, splash park and a private cinema room

The brochure lists 18 amenities, three of which stand out for a building of this size. The first is the infinity pool, paired with a children's pool and a splash park with fountains. The second is a private cinema room, alongside a games room and a covered play area, handy in summer when the outdoors becomes unusable. The third is the combination of a business lounge and coworking space with ergonomic workstations, aimed at residents working from home. On top of that there's a rooftop gym, a multi-sport court, a jogging track, a yoga and meditation zone, barbecue areas and a fire pit corner. Half of these amenities are geared directly toward children, which backs up the family-oriented unit mix.

Sports City, between the ICC and the Autodrome

Dubai Sports City combines housing with sporting facilities, including the headquarters of the International Cricket Council and the Els Club golf course within its boundaries. The developer positions the building as facing the greens, without specifying which units actually get that view. That's something to check unit by unit on the floor plans. Dubai Autodrome is a 10-minute drive away. Dubai Marina, Palm Jumeirah, Mall of the Emirates and Al Maktoum Airport are listed at 20 minutes, with Downtown, Jumeirah Beach and DXB Airport at 25 minutes. The area still relies on cars, since there's no metro station within easy reach.

Prescott: 1,800 units delivered or under construction since 2006

Prescott Real Estate Development has been operating in Dubai since 2006 and claims more than 1,800 units to its name. The company states it has delivered 2 million square feet and has another 1 million under construction. Its portfolio includes Prime Views (153 units), Prime Residency I and II (223 units), Prime Villas I and II (348 units), Prime Business Centre and Prime Gardens (139 units). Recent projects include Prime Residency 3 (292 units), Serene Gardens (184 units) and Serene Gardens II (285 units). At 156 units, Fairway Residences sits toward the smaller end of its buildings. The developer points to its on-time delivery record, a claim buyers can check against past handovers before committing to the June 2027 timeline.
