Only 95 units, and a layout that shifts as you go up

Merdan Residence holds just 95 homes. For a tower with eighteen residential floors sitting on a ground floor and two podium levels, that's a small count, one that sets it apart from the bigger Dubai Sports City schemes, which often run past 300 units. Evera Development is offering studios alongside one, two and three-bedroom apartments, topped with a rooftop terrace. The brochure floor plans point to a fairly strict vertical logic: smaller units lower down, bigger ones higher up. Handover is scheduled for June 30, 2029, and the developer has not yet set a sales launch date.

Two-bedrooms from the 7th to the 14th floor, three-bedrooms at the top

The published typical floor plans place one-bedroom units on floors 2 through 6. Two-bedrooms span floors 7 to 14, while three-bedrooms are grouped from the 15th to the 18th floor. The showcased studio sits on the 7th floor. This arrangement has a direct consequence for buyers: anyone after open views over the neighboring golf course villas and greenery will almost always need to go for a larger unit. It also makes for more consistent floors, where a family with kids is mostly going to run into other families.

The studio skips the balcony, the three-bedroom gets 20 sq m

The typical studio comes in at 36.5 sq m with no balcony. One-bedrooms range from 70 to 79 sq m total, including 10 to 13 sq m of balcony space, which is generous for this size category. The typical two-bedroom reaches 107 sq m, balcony of 13.45 sq m included. For the three-bedroom, the listing shows a total of 164.17 sq m, but adding up the interior space (126 sq m) and the balcony (20 sq m) gets you to roughly 146 sq m, a figure backed up by the stated 1,572 sq ft. Worth double-checking at signing, since this kind of discrepancy sometimes shows up in contracts.

Outdoor cinema, basketball court and hammam

The amenities list stays fairly standard for the area, with a pool, gym, playground and barbecue area. Three features stand out a bit. First, an outdoor cinema, fairly uncommon in a building this size. Then a basketball court, which fits the area's sports-focused identity, and finally a sauna and hammam space rounded out by a yoga and meditation zone. Apartments come with kitchen appliances and home automation already fitted, and interiors are described with stone-effect and wood-effect finishes.

IKHLAS Group builds its own towers

Evera Real Estate Development belongs to IKHLAS Group, a conglomerate active across the UAE, Kyrgyzstan, Kazakhstan, the United States and Russia. The group states it has developed more than 15 million square feet, with activities ranging from construction equipment to stone cutting. Notable point for an off-plan buyer: construction runs through an in-house general contracting arm, IKHLAS Building Contracting Co. LLC. In Dubai, Evera's first flagship project, Olivo in Jumeirah Village Circle, is described as close to handover, and The Galleria has been launched in Dubai South. The local track record is therefore still short, and Olivo's delivery will serve as a useful test case.

Motor City and JVC ten minutes away

The tower sits within a master plan spanning more than 50 million square feet, built around the Els Club designed by Ernie Els, the Butch Harmon School of Golf, and rugby, football and cricket academies. International schools, health centers and retail outlets are already up and running. Motor City and Jumeirah Village Circle are 5 to 10 minutes away, Mall of the Emirates 10 to 15 minutes. Downtown Dubai and Palm Jumeirah are both 15 to 20 minutes out. Price per square foot drops noticeably as unit size grows, with the gap reaching close to a quarter between the studio and the three-bedroom, which makes the larger units on higher floors relatively more affordable per square foot.

No launch date yet, keys targeted for mid-2029

At this stage, Evera is gathering expressions of interest against a modest deposit, with no sales schedule made public. The payment plan has not been released. With handover set for late June 2029, buyers are committing to a horizon of roughly three and a half years. Freehold status allows purchase by foreign buyers, as is the case throughout the area. The small number of units could mean a quicker sell-out, but it also limits room for negotiation once the lower floors are sold.
