What sets this project apart on paper comes down to two choices: smart home technology billed as standard across every unit, and a meeting room doubling as a cigar lounge, something rarely found at this price point. Handover is scheduled for December 30, 2027, on a freehold basis.

Smart home technology delivered in every apartment

The developer builds its pitch around the "Smart Home" concept. A full page of the brochure is dedicated to it, while many neighboring projects treat it as a paid upgrade at best. The available documents don't specify the manufacturer or the exact scope of the system (lighting, air conditioning, access control, blinds). Buyers would do well to request the technical spec sheet before signing. All kitchens also come fully fitted, which cuts down on setup costs for landlords.

Two floor plan types, from the 2nd to the 7th and the 8th to the 13th

The published plans outline three distinct layouts: the first floor, a block spanning the 2nd through 7th floors, and a second block covering the 8th through 13th. This split suggests the unit mix shifts partway up the building, likely toward larger layouts in the upper half. The range spans studios, one bedrooms, two bedrooms and three bedrooms. In DLRC, where some neighboring developments lean almost entirely on studios, this broader mix lets the project target both single tenants and families with children. The brochure doesn't state the total unit count.

Cigar lounge, cabanas and an open air cinema

The amenities list covers the usual standards for the area: infinity pool, kids' pool, play area, gym, yoga studio and meditation zone. Three features stand out from the rest. The meeting room and cigar lounge gets two spreads in the brochure and clearly targets working professionals who entertain guests. An open air cinema with tiered seating rounds out poolside cabanas, a fountain and a barbecue zone within the landscaped garden. A customer service desk and round the clock security, with CCTV and concierge, close out the list.

Five minutes from Dubai Outlet Mall

Dubailand Residence Complex sits between Al Ain Road (E66) and Sheikh Mohammed Bin Zayed Road (E311). The brochure quotes 5 minutes to Dubai Outlet Mall, 15 minutes to Dubai Mall and 20 minutes to Dubai International Airport (DXB). The project's fact sheet, meanwhile, puts Downtown at 20 minutes and Dubai Marina, Palm Jumeirah and Expo City at 25 minutes. These figures swing heavily depending on traffic timing along the E311. The area has no metro access, so a car remains essential. Nearby landmarks include Al Habtoor Polo Resort, Majan, Layan and Falcon City of Wonders.

A developer with a thin track record and one past project

The project is jointly delivered by AG Properties LLC and AGP ARK Real Estate Development LLC. The brochure claims over twenty years of activity in the region but names only one completed project, AG Tower. That's not much to go on when assessing a delivery history. Before committing, cautious investors should verify the project's RERA registration, the associated escrow account and the actual state of construction on site. With a deadline set for late 2027, the timeline leaves little room for the delays common in this part of Dubailand.
