About this project

A 32-storey tower that stakes everything on its roof

Sky Line's infinity pool sits roughly 100 metres above ground, according to Peace Homes Development's brochure. That's the central pitch of this tower at Dubailand Residence Complex. The developer has concentrated most of the amenities on the top floor rather than at ground level. The scheme mixes retail, offices and homes within a single building. The 24 residential floors offer studios, one-bedroom and two-bedroom units. Handover is scheduled for the fourth quarter of 2028, on a freehold basis, meaning it's open to foreign buyers.

Five basement levels, four office floors, 24 of housing

The stacking is precise. Five basement levels handle parking, topped by a ground floor, two podium levels, four office floors, 24 residential floors (from the 5th to the 28th on the typical floor plan) and a rooftop. The ground floor holds nine shops delivered shell and core, to be fitted out by operators, some of them duplex units linked to the podium. The offices have their own entrance, reception, dedicated lifts and outdoor areas, keeping traffic separate from residents. The facade plays with curved lines, terraces staggered from floor to floor and vertical greenery. These deep balconies give the silhouette some movement without piling on extra effects.

Infinity pool, 6D room and salt room at height

The brochure lists more than 20 amenities, nearly all prefixed with "Sky." Alongside the panoramic pool, the roof holds a children's pool, floating cabanas, a padel court, a jogging track and a barbecue area with a fire pit. Some amenities stand out at this price point: a cinema room, an immersive 6D room and a salt room, sitting next to a spa with sauna, steam room and jacuzzi. The yoga room is glazed, designed for evening sessions. The developer also mentions laser light shows and a lantern feature suspended at 100 metres, visible from nearby main roads. This approach has a flip side: every resident shares a single space, and how it's managed day to day will matter as much as the amenity list itself.

Studio and "smart" one-bedroom, same footprint

The unit mix stays compact. Studios and "smart" one-bedroom units share the same range, from 455 to 650 square feet (roughly 42 to 60 sqm). The "smart" layout carves out an enclosed bedroom within a studio-sized footprint, a format in strong demand for long-term rentals. Standard one-bedroom units run from 825 to 975 square feet, and the two-bedroom reaches 1,430 square feet (about 133 sqm). Every published floor plan shows a jacuzzi within the unit, a feature still uncommon at this price segment. Large glazing and natural tones round out a finish specification with no surprises.

DLRC went from 303 to 4,003 sales in five years

Figures cited by the developer show how the district has picked up pace: 303 transactions in 2021, 503 in 2022, 1,665 in 2023, 3,856 in 2024 and 4,003 in 2025. Growth clearly slowed in the most recent year, pointing to a maturing market with plenty of competing supply. Peace Homes knows the area well, already developing Peace Lagoons and Peace Lagoons 2 there, two complexes built around an artificial lagoon. Sky Line takes a different approach: a vertical tower with offices and retail in place of a horizontal water feature. In Dubailand, buyers will mostly weigh it against buildings that offer a private pool in every unit, whereas Sky Line bets on a shared rooftop instead.

Four main roads and a metro still at the planning stage

The tower sits at the entrance to DLRC, with direct access to the E311 (Sheikh Mohammed Bin Zayed Road), the D54, the E66 toward Al Ain and the E611 (Emirates Road). The brochure quotes 5 minutes to Academic City and MBR City, 10 to Dubai Outlet Mall and 14 to Global Village. Burj Khalifa and Dubai Mall are put at 16 minutes away, DXB Airport at 18 and Al Maktoum Airport at 25. These times assume smooth traffic. A metro station is planned within the community, though no official timeline has been given yet. The presence of Dubai University, Zayed University and Silicon Oasis in the surrounding area feeds rental demand from students and young professionals, which lines up with the large share of smaller units on offer.
