The Archive does not add a decorative bookshelf to its lobby. It builds the entire ground floor around a real collection of 10,000 books spread across two levels. Residents enter through the stacks. A spiral staircase climbs through the collection before reaching the elevators. Imtiaz Developments, a Dubai developer operating since 1993, delivers a format unseen elsewhere in the city: a building where reading shapes spatial design. The structure includes a basement, ground floor, three podium levels, thirteen residential floors, and an equipped rooftop. Handover is scheduled for Q3 2028.

A reception desk made of bound books

The front desk is constructed from stacked, bound volumes. Behind it, a wall of individually lit drawers rises to the ceiling. This is not a temporary installation but a permanent architectural feature. Visitors walk past these shelves before reaching any apartment. Every resident has unlimited access to the collection, borrowable like a municipal library. Adjacent spaces include a reading lounge, a dedicated Writer's Room for quiet work, and a rooftop Reading Salon with a fireplace. The building assumes its buyers already own books and intend to accumulate more.

Studios from 360 sq. ft. at AED 666,000

The price grid starts with studios of 360 sq. ft. at AED 666,000. One-bedroom units begin at 600 sq. ft. for AED 979,000. Two-bedroom apartments reach 1,035 sq. ft. from AED 1.55 million. Three-bedroom layouts top out at 1,314 sq. ft. for AED 1.9 million. Sizes vary slightly by floor, with Compact and Executive versions available for one-bedroom units. Each residence includes a dedicated wall shelf for books and a fixed reading lamp positioned within arm's reach from the bed. The developer targets buyers who already have a personal collection and plan to expand it.

Floating cabanas and outdoor cinema on the rooftop

The rooftop hosts two separate pools, one for adults and one for children. Floating cabanas sit above a shallow water feature, creating isolated relaxation pods over the surface. An outdoor cinema projects films on clear evenings. A mini-golf course occupies part of the podium garden. The barbecue lounge accommodates evening gatherings with skyline views. The neighborhood occupies a central axis connecting educational zones to entertainment hubs. Sheikh Mohammed Bin Zayed Road provides direct access to the site. This road connectivity compensates for the current absence of a metro station in immediate proximity.
