About this project
HRE bets on Wadi Al Safa with a twelve-storey building that skips two-bedroom units
Wadi Hills comprises a basement, a ground floor and twelve residential levels. HRE Development is targeting handover on 30 March 2028 at Dubailand Residence Complex, in the area the developer refers to as Wadi Al Safa. The scheme sticks to three unit types only: studios, one-bedroom apartments and three-bedroom residences. Two-bedroom units, actually the most common configuration in the district, are missing from the lineup. The developer positions the project as a follow-up to SkyHills One, an earlier launch it delivered in Dubai Science Park. Whether that comparison holds up in an area with more than 70 active construction sites remains to be seen.
Continuous terraces that shape the silhouette
The design rests on a single recurring feature: wide terraces that trace each floor and give the building its strong horizontal lines. Windows run floor to ceiling. Lighting built into the facade highlights the floor-by-floor pattern after dark, producing a stacked-volume effect the brochure calls "floating architecture." Inside, layouts favour clean lines, softened shapes and generous storage. Amenities include an infinity pool facing the view, a full gym, wellness areas, children's play zones and a lobby with concierge service. Access to the units runs through a smart home system.
369 to 1,436 square feet, with nothing in between
Studios start at 369 square feet (about 34 sqm), one-bedroom units at 671 square feet and three-bedroom units at 1,436 square feet. This split targets two distinct buyer profiles. On one side, the smaller units aim at rental investors and young professionals working in Downtown or Dubai Design District. On the other, the three-bedroom units target expat families already drawn to Arabian Ranches but put off by its price per square foot. Skipping two-bedroom units cuts down on internal resale competition. It also leaves out the format that tends to move fastest in the family rental market. Early buyers are told units will be handed over fully furnished.
HRE: 22 years building and an in-house construction arm
Founded in 2003, HRE Development says it has delivered more than 200 projects and built over 12,000 homes across Dubai. The group runs its own construction company. That matters in Dubailand, where many newer developers outsource all the main construction work and rely on the availability of general contractors. Project funds run through a dedicated entity, Wadi Hills City Real Estate Development LLC, held at Sharjah Islamic Bank. The sales pitch still leans on early entry, citing SkyHills One as proof. Past capital gains offer no guarantee here, since the Science Park market at the time of that launch bears little resemblance to Dubailand today.
A new link to Sheikh Mohammed Bin Zayed Road
A road network recently approved by the RTA connects the area directly to Sheikh Mohammed Bin Zayed Road. According to the developer, the drive to that highway drops from ten minutes to two. From the project itself, the brochure lists 7 minutes to Arabian Ranches and Nad Al Sheba, 12 minutes to Meydan Golf Course and Dubai Design District, 15 minutes to Downtown and Dubai Mall, and 18 minutes to DXB airport. It also mentions a metro station two minutes away, without specifying the line or a timeline. The surrounding plans include parks, schools and retail and dining hubs. The catch is well known: with more than 70 projects underway in the area, the 2027 and 2028 rental supply will be substantial, which puts the 8 to 10 percent gross yields quoted in the brochure into perspective.
70/30 plan with post-handover payments for early registrants
The payment schedule follows a 70/30 structure. Buyers pay 10 percent on booking, followed by staggered instalments during construction, with the balance due at handover. Part of the payment is deferred beyond handover, but that option is reserved for buyers who submit an expression of interest during the launch window. The same applies to the included furniture package and the launch price. Agents also get an immediate bonus if the deposit is paid within 48 hours of unit allocation. This structure is built to speed up early-phase sales. Buyers would do well to check exactly what the furnished option covers and how much of the balance is actually due after handover.
