About this project
A private elevator for every home, 25 units in total on the Crescent
At One Crescent, the elevator doors open straight into the living room, and that holds true for every Sky Villa and every penthouse. AHS Properties designed the building with a ground floor plus nine levels, capping it at 25 residences. For comparison, most recent buildings on Palm Jumeirah's Crescent run well past fifty units. The architecture is by Killa Design, Shaun Killa's firm, while Fendi Casa handled the interiors and the lobbies. Handover is set for December 31, 2026, on a freehold basis.
Penthouses, Sky Villas and two Sky Mansions
There isn't a single standard apartment in the lineup. The building splits between penthouses, Sky Villas and two Sky Mansions, the latter sitting at the very top of the range. Bedrooms and living areas run along the waterfront, which keeps an open view of the water from the main spaces. Windows stretch floor to ceiling, and deep terraces extend both the living rooms and the bedrooms outward. Sliding doors blur the line between indoors and outdoors, a detail that matters in a climate where outdoor living runs six months a year. Some units come with a private pool and jacuzzi.
Shaun Killa designs, the yacht sets the tone
Shaun Killa points to more than 26 years of international practice. His firm is known in Dubai for the Museum of the Future. Here, the interior direction draws explicitly from yacht building: contemporary panels with clean lines, warm-toned wood, and measured touches of marble and leather. The brochure describes finishes inspired by luxury yacht design, and the fit with a site surrounded by water is obvious. The intended contrast pairs wide glazing against the warmth of natural materials. The furniture is a Fendi Casa collection put together specifically for the project.
The AHS, Killa Design and Fendi Casa trio does it again
This isn't AHS Properties' first run with this combination. The developer previously paired Shaun Killa and Fendi Casa on One Canal, at Safa Park, with a similar approach reserved for penthouses and Sky Villas. One Crescent carries that formula over to Palm Jumeirah, at an even smaller scale. For a buyer, this repetition matters: it lets you judge the developer's consistency on partners and finishes rather than relying on a one-off pitch. It also signals a clear brand strategy, built around very low unit counts and large floor plates.
Spa with private suites, cigar lounge and Technogym gym
The shared amenities are sized for 25 households, which changes how they actually get used. The spa isn't a shared hammam setup: it's made up of separate suites for men, women and couples, each with an infrared sauna, steam shower and treatment space. The gym is designed and equipped by Technogym, with a strength zone, a HIIT zone and a yoga studio, rounded out by an outdoor yoga pavilion. A cigar lounge serves cigars, spirits and small bites. The resort-style pool includes a shallow section and cabanas facing north toward the sea, and a Sky Terrace functions as an open-air dining area.
Concierge, limousine and LUJO network included
The service feels closer to a five-star hotel than a typical condo building. A concierge desk runs 24 hours a day, backed by a housekeeping team, a bellhop and a valet. A chauffeured limousine service is available to residents and their guests alike. Buying in also grants access to the LUJO network, a high-end concierge platform that claims a fleet of over 7,000 aircraft, yacht charters and access to international events. The target buyer is clear enough: a very wealthy owner, often with multiple residences, looking for a turnkey home in Dubai without having to manage the day-to-day themselves.
Two minutes from Atlantis, 25 minutes from DIFC
The building sits two minutes from Atlantis The Palm and five minutes from Nakheel Mall. Burj Al Arab, Dubai Marina and Mall of the Emirates are listed at roughly 15 minutes by car. Dubai Mall takes 20 to 25 minutes and DIFC about 25 minutes, which is reasonable for occasional work trips. Residents get access to a private beach and the island's walking and cycling paths. Aquaventure, The Lost Chambers and Dolphin Bay sit right nearby, which will mainly appeal to families. With handover set for late 2026, the project will land among the first completions of this new generation of low-rise buildings on the Crescent.
