ALA Developments bets on the clubhouse rather than the private pool

Havencia stacks nineteen levels from basement to rooftop, of which only thirteen are given over to apartments. The rest of the volume goes to parking, the lobby and, above all, to shared amenities spread across three podium levels and the roof. In a pocket of Dubailand where several developers now sell a private pool with every unit, ALA Developments has gone the other way. There is no plunge pool on every balcony, but the shared amenity list runs longer than average, with a golf simulator, a climbing wall and an outdoor cinema. The building is freehold and is due for handover on 30 June 2028. The unit mix is limited to studios and one and two bedroom apartments.

Nineteen levels, thirteen of them residential

The building's section is straightforward: a basement, a ground floor, three podium levels, thirteen residential floors and a rooftop. That height is modest by Dubai standards and matches what you find on most plots across Dubailand Residence Complex. The facades rely on light tones and floor to ceiling glazing, a sensible choice given the UAE's sun exposure, provided the glass quality holds up. Inside, the developer promises timber textures, beige tones and open floor plans. The brochure names neither an architect nor a joinery supplier, a point worth checking in the reservation contract.

Studios and two bedrooms, no large layouts

The absence of three bedroom units and penthouses says a lot about the target buyer. Havencia is aimed first at young professionals, couples and investors letting on annual contracts. The studio and one bedroom apartment are the most liquid unit types in this district, where rental demand comes from people working at Dubai Silicon Oasis, Academic City or the logistics hubs to the south. The two bedroom unit can suit a small family or a shared tenancy. The floor plans lean on zoning and large windows, a fair selling point given how compact the footprints are.

Golf simulator, climbing wall and an outdoor screen

The amenity list runs to more than twenty lines, but three items stand out. A golf simulator is unusual in a building this size, and it comes paired with a bar, a billiards table and a lounge that together form a proper clubhouse. The climbing wall sits alongside an indoor gym, useful during the summer months when outdoor activity becomes difficult. The outdoor cinema is set up in the outdoor multipurpose space, next to the pool deck and barbecue area. For children, a splash pad and an outdoor play area sit next to the shared pool, with storage space set aside for residents.

Global Village eight minutes away, Downtown twenty five

Dubailand Residence Complex runs along Emirates Road, between Academic City and Al Barsha South. According to the developer, Global Village is 8 minutes away by car, with Dubai Academic City and Dubai Outlet Mall at 10 minutes. Downtown Dubai and the Burj Khalifa are roughly 25 minutes away, and Al Maktoum Airport around 35 minutes. These drive times assume smooth traffic, which isn't always the case on Al Khail Road at peak hours. The area remains car dependent, and investors should factor that into rental projections.

Up against neighbors' private pools

Within a few streets, Samana, LEOS and Imtiaz are marketing projects where every unit comes with its own pool or arrives fully furnished. Havencia doesn't compete on those terms. Its bet is on a broader, more varied set of shared spaces, which could appeal to a tenant who spends little time at home but wants a serious gym and places to socialize. In exchange, the service charges for a clubhouse this well equipped are worth pricing out before buying. With handover set for mid 2028, the timeline lines up with plenty of competing projects, which points to a crowded rental market in the area by that date.
