About this project
Eight floors, a fitted rooftop and a bet on staying small
Arib Collection tops out at eight residential floors above a ground floor. In an area where neighbouring developers keep stacking on levels, some Dubailand towers reach 35 storeys, this scale reads as an outlier in size rather than in status. ARIB Developments is building only studios and one- or two-bedroom apartments here, sold as freehold. Handover is set for 30 September 2028. The project doesn't lean on a private pool per unit or a decorative theme. Instead it offers a shared amenity list that runs unusually long for a building this size.
Nine levels against 35-storey towers
Height matters in this kind of analysis. A nine-level building simply holds fewer units than a tower, which eases the load on lifts, parking and common areas. Residents share the pool, gym and clubhouse with a smaller pool of neighbours. The facade sticks to clean, straight lines with no particular ornamentation, a choice that tends to age better than the themed architectural statements found elsewhere in the district. There's a trade-off, though: at eight storeys, open views will be scarce, and top-floor units could still end up facing taller buildings nearby.
Studios, one- and two-bedroom units only
The unit mix rules out larger layouts. No three-bedroom apartments, no penthouse on offer, so this is clearly a small-footprint scheme. That points the project at young professionals, childless couples and investors chasing long-term rentals with a manageable entry price. Interiors are said to feature natural materials and a neutral colour palette, according to the developer. Detailed floor plans and unit sizes aren't included in the available documents, something worth checking before booking, since the gap between a compact studio and a generous one can make a real difference to achievable rent.
Padel, coworking and a rooftop pool
Three amenities stand out from the usual checklist. The rooftop pool takes over the top floor, freeing up the ground level for gardens and play areas. The padel court answers a sport that has taken off in Dubai, where private courts often book out days in advance. The coworking space is aimed squarely at remote workers, a fit that makes sense given the studio and one-bedroom mix. Everything else is more standard: a shared gym, a second communal pool, a barbecue area, a clubhouse, a children's play area and parking.
Dubai Outlet Mall five minutes away, the airport twenty
Dubailand Residence Complex sits in the southeast of the city, along Al Ain Road. Dubai Outlet Mall is about a five-minute drive away. Hamdan Sports Complex is twelve minutes out and Dubai Safari Park fifteen. Expect around twenty minutes to Meydan Racecourse and Dubai International Airport (DXB), and 24 minutes to Downtown Dubai and the Dubai Mall. These times assume driving with light traffic, since there's no metro station within walking distance of the area at present.
ARIB Developments, a name still building its profile
ARIB Developments doesn't carry the name recognition of Samana or Danube, both well established in Dubailand. The documents provided don't detail its completed projects or its track record in the area. For an off-plan purchase with a 2028 handover, that information matters. A careful buyer will want the project's RERA registration number, the associated escrow account and the current construction progress. The timeline allows roughly two and a half years for construction, a realistic window for a building of this size provided work starts on schedule.
