About this project

Six residential floors, twenty amenities: AYAMI's density bet in Warsan

AYAMI Residence consists of a ground floor, a podium, six residential floors and a roof terrace. That's a small footprint by Dubai standards. Yet Ayat Development has packed in a list of amenities usually found in towers three times the height: two swimming pools, a third one on the roof, two gyms, a padel court and a podcast studio. The name comes from the Arabic word "ayami," meaning "my days." With that, the developer is pitching a building meant for everyday living rather than for show. Handover is set for 31 December 2028, on a freehold basis.

Ground floor, podium, six levels and a working rooftop

With eight levels in total, the building sits at a scale close to the low-rise residences that dominate Warsan and International City. The facade stays understated: straight lines, large windows and running balconies that lighten the volume. The podium plays a central role, housing most of the shared spaces along with covered parking. The roof is not just plant space. It holds an adults-only pool and, according to the project brief, a floating deck with sun loungers. On a building this height, the views won't stretch as far as they would from a tower, but reaching the rooftop takes less time and comes with less competition for space.

Studios, one and two bedrooms, nothing beyond

The range sticks to three unit types: studios, one-bedroom and two-bedroom apartments. There are no three-bedroom units and no penthouses. The product is aimed mainly at young professionals, couples and small families, as well as investors looking for a moderate entry price for long-term rentals. The brochure emphasizes functional layouts, large windows and light-toned finishes. It doesn't publish detailed unit sizes, so buyers will need to request those from the agent before comparing options. In this area, rental demand largely comes from employees working in Silicon Oasis, Dubai Festival City or the nearby logistics zones.

Podcast studio, padel and an outdoor cinema

Three amenities stand out from the usual lineup. The podcast studio caters to content creators and remote workers, a feature few mid-market buildings offer. The padel court taps into the sport's growing popularity in Dubai, where private courts command high hourly rates. The outdoor cinema, set on the podium side, rounds out a social area that also includes a barbecue zone, a lounge and a billiards space. For families, there's also a kids' pool, an outdoor play area, a yoga room and a CrossFit zone. What remains to be seen is how these spaces will be managed and maintained, since service charges for a six-floor building are split across a relatively small number of units.

Between the E311 and Dragon Mart

The plot sits in Warsan First, on the edge of International City, with direct access to Sheikh Mohammed Bin Zayed Road (E311). Dragon Mart, the large Asian wholesale market, is just a few minutes away. According to the developer, it's a 5-minute drive to Meydan Mall, 12 minutes to Downtown, DIFC or Dubai Hills Mall, 15 minutes to Dubai Healthcare City and 20 minutes to DXB airport. These times hold outside peak traffic hours. The future Blue Line metro is planned to serve Warsan and International City, connecting them to Silicon Oasis, Academic City and Dubai Creek Harbour. Its opening is a future selling point, not yet a done deal.

Ayat Development: a track record worth checking

The brochure presents Ayat Development's portfolio without hard numbers: the "projects," "units" and "million square feet" fields are left blank. A cautious buyer will want to ask for the list of already delivered projects, their actual completion timelines and confirmation of the escrow account registration with RERA. The schedule points to handover on 31 December 2028, meaning a two to three year horizon depending on the reservation date. On an eight-level building, the shell and core work usually moves quickly. Delays are more likely to come from financing and podium fit-out than from the structural work itself.
