About this project
Tomorrow World is moving its own headquarters into the tower it's selling
Among the ten selling points Tomorrow World lists for Tomorrow Commercial Tower, only one has nothing to do with architecture: the developer will base its headquarters there. That detail matters, because it ties the group's reputation to how well the building is finished and maintained after handover. The tower has ten floors of office space, a retail ground floor and two basement levels, sitting along the main road of International City 1. Handover is scheduled for 17 March 2027. The project is freehold and is aimed more at small businesses than large corporate tenants. It's the group's first office building, ahead of a second tower planned in Warsan 4.
The developer runs the building itself
The brochure states that building management will be handled directly by the developer, without a third-party facilities company. For a landlord, that simplifies things: whoever built the tower is also on the hook for lift and air conditioning breakdowns. The downside is familiar. A developer acting as property manager sets the rules on service charges largely on its own terms, so buyers should ask for the projected service charge budget before signing. Still, having the head office on the premises is a tangible signal. Few developers choose to work day to day inside a building they built poorly.
Thirteen offices per floor, each with its own bathroom
The first floor has 12 offices, and the typical upper floor has 13, arranged on either side of a central corridor. If this layout repeats across the nine floors above, the total would come to roughly 129 units. Each office comes with a private bathroom and kitchenette, doing away with the shared landing bathrooms common in older buildings in the area. The floor plans show standard units of about 8.8 by 13.5 metres, with narrower variants (around 7 metres of frontage) and larger ones (up to 17 metres). The layout allows buyers to purchase a single small office or combine several units for a larger company headquarters.
Four shops under an arcade at street level
The ground floor holds four retail units, numbered Retail-01 to Retail-04, set under a shaded arcade running the full length of the facade. The rest of the floor is taken up by back-of-house functions: a CCTV monitoring room, a security guard's office, recyclable waste sorting, and two separate prayer rooms for men and women with ablution areas. That last point matters for an office building in Dubai, since it keeps staff on site during prayer times. The retail units are clearly intended for quick-service food and cafes, which the project listing mentions among its amenities. Their first customers will be the people working in the ten floors above.
Four 18-person OTIS lifts for ten floors
The tower is served by four OTIS lifts, each with capacity for 18 people. For around a hundred offices, that's a generous ratio that should keep wait times down during morning rush. Entry is through a double-height lobby, and the facade is fully glazed curtain wall. That choice brings in plenty of natural light but puts extra strain on air conditioning under the Dubai sun, so it's worth asking the developer directly about the glazing's performance. The building also includes a centralized building management system and parking split between dedicated and public spaces, partly housed across the two basement levels.
A trading group that started out in Deira
Tomorrow World didn't start out in real estate. The group began in 2002 with Tomorrow Phone Trading in Deira, then specialized in exporting electronics and mobile accessories to Africa. It describes itself as Dubai's first Chinese-capital trading conglomerate. Its development arm was set up in 2022 and launched its first residential project on Dubai Islands. The group claims a land bank with a development value above AED 8 billion, but its track record on delivery is still being written, and this tower will be one of the first tests of that.
A metro station 400 metres away, still under construction
The future International City 1 station on the Blue Line sits 400 metres away, according to the developer. It isn't operational yet, and its opening will shape part of the tower's rental appeal relative to offices in Business Bay. By car, the developer puts the international airport and Dubai Creek Harbour at 15 minutes, and Downtown and Business Bay at 20 minutes. The surrounding area remains mostly residential and retail-focused, centred on Dragon Mart, which generates local demand for small offices from trading companies. That's exactly the kind of business the group itself came from.

Tomorrow World Real Estate Development
Missoni-designed residences on Dubai Islands, sail-inspired waterfront homes and two office towers in International City make up the portfolio of Tomorrow World Real Estate Development. The developer blends fashion-house design with pragmatic commercial investment. It was founded in 2022 as the real estate arm of Dubai-based Tomorrow World Group. As a boutique developer, it draws on its parent's 20 years of trading and investment experience. Payment plans range from 20/80 to 60/40, with entry points from around AED 698,800. Together, these give investors an early-stage opportunity in the UAE property market.
