About this project
Four low-rise buildings on 3.8 acres of gardens, at the entrance to International City
Lawnz spans more than 1.1 million square feet (roughly 102,000 sqm) within phase 1 of International City. It ranks among the largest residential schemes in the district. Danube Properties grouped four residential buildings behind a gated entrance, with retail, cafes and leisure facilities inside the same perimeter. Handover was set for 31 December 2021. That means the project is no longer a promise on paper: buyers can assess the build quality, upkeep and occupancy rate in person. What sets it apart from its neighbours is mainly the amount of open space it leaves untouched: 3.8 acres of green areas in a district known for its tightly packed blocks.
Handed over in late 2021, a project to judge on the ground
Most Danube listings describe towers still under construction, in Business Bay, JLT or Maritime City. Lawnz falls into a different category. Its construction timeline is closed, and an investor can walk through an actual unit rather than a show apartment. The launch brochure pushed a 1% monthly payment plan, which has become the developer's signature offer. For a purchase today, that detail matters less than more practical questions: the condition of common areas, the level of service charges and the rents actually achieved in neighbouring buildings.
Seven floors, three levels below the first unit
Each building stacks a basement, a lower ground floor, a ground floor, seven residential floors and a rooftop. The scale stays modest for International City, where buildings rarely exceed around ten storeys. Facades are light-coloured and largely glazed, with no architect name put forward. Covered parking occupies the lower levels, freeing up ground space for gardens. This layout explains the open space between the blocks, which is more generous than in the district's older developments.
Studios from 37 sqm, two-bedroom units up to 91 sqm
The unit mix sticks to three typologies. The standard studio measures 401 square feet, or about 37 sqm, and makes up the largest share of units on a typical floor (seventeen out of the units shown on the floor plan). One-bedroom apartments range from 626 to 653 square feet, between 58 and 61 sqm. Two-bedroom units reach 926 square feet (86 sqm), and a single unit per floor goes up to 984 square feet (91 sqm). Worth noting: the brochure visuals show furnished interiors, but a disclaimer states that units are handed over unfurnished and that furnishing is charged separately.
A canal, a sunken plaza and sports courts
Three amenities stand out from the usual list. A sunken plaza serves as a central gathering spot, lined with stepped seating. A water canal runs through the landscaped gardens and shapes the pedestrian walkways. The sports offering is stronger than average for this segment, with basketball, badminton and tennis courts, a jogging track and a cycling track. There's also a swimming pool with a children's pool, cabanas, a fitness club, an indoor multipurpose hall and a coworking space. Pets are allowed, which is far from standard practice in Dubai.
Dragon Mart seven minutes away, Downtown eighteen
Lawnz is reached via Sheikh Mohammed Bin Zayed Road and Academic City Road. Dragon Mart, the city's large Chinese trading hub, sits about 7 minutes away by car, and Mirdif City Centre is 11 minutes away. Dubai International Airport is listed at 13 minutes, a genuine draw for tenants working in aviation and logistics. Dubai Frame and Downtown are 18 minutes away outside peak hours. Al Maktoum International, in Dubai South, takes roughly 35 minutes.
A developer with roots in building materials trading
Danube Properties is the real estate arm of Danube Group, founded over 25 years ago from a single shop in Deira. The group sells building materials (more than 25,000 product lines), furniture under the Danube Home brand, and manufactures facade panels through Alucopanel. This vertical integration partly explains its strategy of tight pricing in affordable districts. The developer returned to International City with Petalz, confirming its continued interest in the area. The Lawnz brochure advertised rental yields of 8 to 10%, a marketing figure best checked against leases actually signed in the complex.
