About this project

Just two unit types, and a supplier list longer than the amenity list

Q Gardens Aliya offers only two layouts: studios and one-bedroom apartments. AYS Developers stacks them across 27 residential floors, sitting above a basement, a ground floor and five podium levels, all topped by a landscaped roof. The construction site sits in District 12 of Jumeirah Village Circle, with handover set for 31 October 2027. The brochure dwells more on the brand names fitted inside the units than on the actual layouts. Bertolotto, Michelangelo, Villeroy & Boch, Grohe, Siemens and Schneider all get a mention. It's on this fit-out front that the project tries to stand out in a neighbourhood saturated with small-unit towers.

27 floors of living space, zero family units

The project rules out two and three bedroom units from the start. For a building this tall in JVC, that's a clear-cut choice. It steers the tower toward single professionals or couples renting, and possibly toward short-term lets, but leaves no real path to family tenants. The brochure's floor plans show several studio and one-bed variants, without listing usable floor areas anywhere in the document. The five podium levels mentioned in the technical sheet point to a layout of several connected wings rather than a single block. Before signing, buyers should ask for the exact square footage and orientation of each unit, since that's where rental value will actually be decided.

Aleena Waqas and the Italian supplier list

The interior design carries the name of Aleena Waqas, which the brochure highlights without giving any background on her track record. The fitted kitchens come from Italy, as do the Bertolotto Porte doors and the Michelangelo backsplashes and countertops. Taps and sanitaryware come from Villeroy & Boch and Grohe, appliances from Siemens, switches and sockets from Schneider. Windows run floor to ceiling, and ceiling heights are described as generous, with no figures given. Cream-toned finishes and a silver facade round out a restrained look. For a studio built for rental, these brand names matter mostly over time: recognisable names make it easier to source replacement parts after a few years of operation.

Squash, a golf simulator and a cycling studio

The amenity list goes beyond what most comparable buildings nearby offer. A squash court and a games room with billiards, table tennis and a golf simulator stand out from the pack. There's also an indoor cycling studio, a private cinema room for residents and a rooftop sky garden with a lounge. The main pool runs on saltwater, an option AYS Developers also uses at TIVANNO, its project on Dubai Islands. The developer also plans a sauna, a steam room, a jacuzzi and heated pools. All this shared space generates service charges, a factor to weigh into the net yield calculation for a studio unit.

A coworking space built with tenants in mind

The business lounge includes coworking desks, a conference room and an espresso bar with city views. This amenity fits the natural tenant base of a studio-heavy building. Young professionals and freelancers who rent in JVC often work out of Dubai Marina, Al Barsha or Business Bay, and spend part of the week working from home. A meeting room on the ground floor or rooftop can tip the balance for a tenant choosing between this building and a rival one without that service. EV charging and covered parking serve the same profile, heavily car-dependent in an area with no metro access. The concierge service, meanwhile, mainly benefits owners who hand their unit over to a short-term rental manager.

District 12, close to JVC's exit points

The brochure makes a point of this: District 12 sits close to the neighbourhood's entry and exit roads. In JVC, where internal traffic during peak hours is a real issue, this detail has a direct effect on commute times. Circle Mall, the Five Jumeirah Village hotel, Kids World Nursery and JSS International School all appear on the neighbourhood map. Quoted travel times vary by source: 10 minutes to Dubai Marina in the brochure, 14 minutes in the fact sheet, 25 or 22 minutes to Dubai International Airport. Dubai Hills Mall is listed at 7 minutes and Downtown at 15 or 16 minutes. These discrepancies are a reminder that all these figures assume driving with no traffic.

Handover at the end of October 2027

AYS Developers is targeting 31 October 2027 for key handover. The brochure presents the project as just one more concept in JVC, which places the developer among the players already established in the area. The purchase is on a freehold basis, as with all JVC projects open to foreign buyers. For buyers, the timeline overlaps with a period when many rival towers in the neighbourhood are also hitting the rental market. Finish quality and the amenity package will then be the main selling points for standing out from the surrounding supply. It remains prudent to check actual construction progress and the associated escrow account with Dubai's land registry.
